But you have to understand that in the future there's most likely no HOC, so you'll have to fork out the loan stamp duty and MOT, although Maybank will evaluate the value of the house now, in case you want to buy in the future. Also the rental has a limit la, up to 5 years only.

seems like there are a lot of on going rebates, schemes, discounts with this development and quite creative packages.

At first I thought Houzkey look like a good deal... Until I know about the rental for the next 5 years and then buying the unit after that... Easier to say, if you can afford the initial evaluation as per the example given by infernape772, you might as well skip the Houzkey. Since they offer better deal right now + HOC.

Yea, but it really depends on situation. With Houzkey, you can exit after 5 years with zero reasoning, and with a low monthly rental, it's still ok if you want to manage your cash flow, especially during this pandemic. You also have the choice to own it after a year with a more lenient review if you're getting a mortgage from MBB.

But if you have a stable job that allows for you to keep up with the monthly installment of a mortgage, and you want to own this property eventually or in the future, I recommend you to skip Houzkey.

All in all, it's a very situational thing if you want to take Houzkey or not.

Don't be naive. There is a trap there. U can only exit after 5 years (actually after 1 year) if u managed to find a buyer for your property. Otherwise, the loan is already disbursed and u WILL become the buyer after 5 years with loan legal, stamp duty etc all included in your loan.

The catch is u can't just "walk away" after u have signed. U need to find a buyer. It's ur problem now.

I think so too.. I heard from my SA that there is a catch and not that straight forward. However, like infernape772 said, if you want to manage cashflow for the first few years, may be can take Houzkey and then proceed after 5 years. But if you can afford it, just skip it. Overall, buying upfront will save you some money, based on my SA la...

Actually not really la, the discount have been pretty much the same throughout the 2 years plus the project have launched.

The major difference is previously in 2017 there is no Bare & Full Furnish option. Only option which is considered as Semi Furnished, in between bare and full laugh.gif

But sales is really picking up recently with HOC and Houzekey, seems at a much faster pace compared to 2019 / early 2020

Good thing is most of the buyers is for own stay.

Next is to see if Sunway manage to get the WD land, if its confirmed then can expect phase 2 will sell at a much higher PSF and much bigger development across the stretch of land.

I guess depending on where you work ba... I currently working at Bangsar South and my wife at 1U area. It is near, sure got jam but takes around 30 mins may be? which is still ok for us. We have seen worst... we currently staying in Cheras. So....

I stay in SS2 in the past, but that was like 4-5 years ago. I worked in MK and my wife at KLCC; even worst than our current situation. But my point is, everywhere also will be jam if during peak hours. Unless u stay nearby to office or taking public transport. Or you working from home... Haha

Yes, it is well connected but it is also highly populated, so jam is common around SS2. What I mean is I got used to the traffic jam during my stay in SS2 (Jasmine Tower to be specific).

Also, refer back to my statement earlier, I have changed my workplace and also home... so the location and drive path are different and therefore cannot be compared to one or another. If u stay in Cheras and work in PJ, you will have 2 parts of the jam; Cheras jam, and PJ another jam... so will take even more longer time to go to work.

It is just an example of wherever you stay or work, it will be jam anyway during peak hour. You just have to deal with it. Unless you pick your place of stay just to be near to your workplace, then good for you. However, it will all change if you change company/workplace... For me Sunway Serene is still well connected to most area that I want to go. cool2.gif

The problem is see with this place is its super high density! At least you get low maintenance fees because of that I guess

Some may call 800+ units as high density, some may not. For me, I use to stay at low cost condominium with more than 900+ units... and surrounded with another few 4-5 high density condo and apartments at a housing area in Cheras. So if you ask me, it is still alright to me. thumbup.gif

Although there are some other lower density condo like less than 400-500 units, many doesnt suit my liking due to the facility they offers and also the location that I wants...
