Unfortunately Serene is sort of...not that interesting, for investment. It's more for ownstay but at that price point is very inaccessible to most local people and honestly got better properties with better location for RM700+ psf

Yep, I agree, Serene’s GRR is not appealing, honestly. It comes with a lot of terms & conditions and it reduces the amount of rebate available, so your entry price becomes high.

I honestly don’t know why there’s GRR scheme in serene, as serene is definitely not for rental and investment.

I chose serene because it’s not that appealing for investors, want to stay peacefully without Airbnb, rental occupants, students, foreigners, etc around.

And yeah, there are a lot of other more properties at more accessible location at RM 700+ psf, which means more people would go there, less people going for serene - which again, it’s a plus point for serene for me.

Heck, you can even get something in sunway south quay at RM 700+ psf, and you’d get a real subway address.

So far the people I see going for serene are mostly families/older families, haven’t really seen much investors/for rental type of people.

I think Serene's problem is that it IS a DPC lite but not that cheap 😅 ppl who like DPC but can't pay DPC premium have these days plenty to choose from (Kepong/Titiwangsa there got several lakefront properties) and the RM550k to RM800k price point is hugely saturated not just with new properties but with subsales/auction units.

Serene really is more for diehard PJ lang 😂

Ya, there’s a lot of choices at serene’s price point.

But kepong/titiwangsa all its quite far from serene, so if your location is around that area, obviously serene won’t be the choice.

I work at sunway, and my fiancé works at kepong, so serene’s location is kind of a compromise between our working location.

Really, serene is not for everybody, and yeah, it’s expensive. That is a plus point to me, but it also could be a negative point to others.

Don’t see what the big hoo-haa over the WD land is all about.

Like, let’s ignore the WD factory for a sec. People who’ve bought serene (myself included) should be well aware that there is a huge industrial FTZ zone next to the serene development.

Even if sunway buys the WD land, that industrial and FTZ area is still there, there’s still other factories in that area, so technically serene buyers are well aware that they’ll be living next to an industrial area.

If WD land continues to become a factory - no big deal, as there’s also other factories in the FTZ area too, they’re not going away soon anyway.

If sunway buys WD land, that’s a great surprise, but it still doesn’t change the fact that there are still other factories in the FTZ land.

No matter who buys the WD land, fact is - serene will always be next to an industrial zone. That’s a fact that all serene buyers should be aware of an have accepted it.

It’s the buyers fault to believe into rumours that the land was going to be developed, because at that time it was still just rumours.

Even when serene was first launched years ago, it was obvious that the industrial land next to it is there to stay. Again like I said, even if WD land was bought by sunway, there’s still tons of other factories there in the industrial zone.

Those who bought with the hope that the industrial zone is going to disappear is day dreaming.

And again, like I said previously, Serene is NOT suitable for an investment. Horrible location for investment, no potential tenants to stay there to. Anybody who buys serene for the hope of redevelopment and potential investment, are just not savvy investors, or they didn’t do their homework.

So, again, I ask, what’s the big deal? Serene was never a good investment property, it’s for own stay.

If people want to buy sunway property for investment, there’s tons of them in south quay.

Aiya, you make it sound like it’s something new, tell me which developer doesn’t spread rumour and which developer doesn’t over-promise?

Buyer need to sendiri do their research and not believe whatever the developer say and not believe in rumours la wei.

Actually its really simple, one should just judge things based on what they can see now, and not try to predict anything without hard facts.

In the case of Serene, all the hoo haas about the WD land is mostly rumors.

The facts is simple. The WD land is on an industrial FTZ, and that land is still going to be FTZ land with tons of factories even when serene is completed. So Serene will be next to a factory even when its completed. Buyers should buy Serene with the full expectation of being next to a factory.

Serene price depends on which unit/floor/block you’re looking at.

Generally around 1m before rebates/discount.

Bigger units that’s 4 bedroom/4+1 bedroom/4+Studio bedroom could go until 1.5/1.6m.

Kelana jaya is part of Petaling Jaya.

Petaling Jaya is a huge district that consists of a lot of suburbs/sub disctrict.

Kelana Jaya is a sub-district of Petaling Jaya.

Normal la, LDP during peak hours and rain for sure jam lo. Not restricted to serene only, if u live anywhere along LDP also u will suffer the same fate.

Me personally I went ahead and booked sunway dhill just for their layouts. You cannot beat 4 rooms all facing reserve forest and morning sun. When you add in the balcony size, it's just wow.

Whether I go ahead with this dhill booking is another matter. Maybe I prefer landed idk but all I know is for me after viewing both, I like sunway dhill much more than serene

My prediction - sunway D’Hill buyers are gonna be frustrated every weekend.

That sunway D’Hill surrounding road is packed full of cars parked every weekend for “nature lovers” to go hiking.

I would know. My current apartment is the one next to D’Hill. And I am also a sunway serene owner.

D’Hill area is nice to stay, but it has its cons, the weekend packed parking is one, then occasionally you’d have rempits from the surrounding low-cost flats, police frequently patrol the area at night, my car was stolen before here, so it’s not that safe - too many low cost flats/apartments around.

It’s also a dengue hot spot area (me and wife have both had dengue here). Just few days ago all the units in my apartment complex got free dengue treatment from government officials to put into any stagnant waters in our unit 🤣🤣🤣 I can’t imagine 50 floors of D’Hill gonna get government officials going to the unit one by one handing it out, hahahaha

Monkey is also a nuisance at D’Hill area - they will mess up your rubbish looking for food. And D’Hill area is a Malay/Muslim majority area (if it bothers you) there will be prayer call 5x a day, and you will hear it at 6 am in the morning.

Not to mention the horrible traffic jam every morning trying to get out of this area. Expect 30 mins for you to travel from D’Hill to LDP during peak hours. Bottleneck at ikea area there as too many apartments & condos.

I like staying at this area, but since I have the apartment next to D’Hill, that’s why I bought sunway serene. I can have the forest view and mini sunway water park at serene.

Oh yeah, last time it was nice la wake up sometimes got forest smell, but now it’s mostly fogging smell…almost every week the government does fogging for the dengue mosquito here.

Didn’t use to be this bad on the dengue, but it’s getting worse, don’t know when D’Hill is completed the situation will improve or not.
