Yep, I agree, Serene’s GRR is not appealing, honestly. It comes with a lot of terms & conditions and it reduces the amount of rebate available, so your entry price becomes high.

I honestly don’t know why there’s GRR scheme in serene, as serene is definitely not for rental and investment.

I chose serene because it’s not that appealing for investors, want to stay peacefully without Airbnb, rental occupants, students, foreigners, etc around.

And yeah, there are a lot of other more properties at more accessible location at RM 700+ psf, which means more people would go there, less people going for serene - which again, it’s a plus point for serene for me.

Heck, you can even get something in sunway south quay at RM 700+ psf, and you’d get a real subway address.

So far the people I see going for serene are mostly families/older families, haven’t really seen much investors/for rental type of people.

Actually kinda agree on this. Want to stay in peace without "outstanding" rental/airbnb people.

Yea like as an ownstay place it's kinda like Desa ParkCity Lite Edition, landscaping and planning nice, remote enough for privacy but not too inaccessible to areas like schools malls highways etc.

I think Serene's problem is that it IS a DPC lite but not that cheap 😅 ppl who like DPC but can't pay DPC premium have these days plenty to choose from (Kepong/Titiwangsa there got several lakefront properties) and the RM550k to RM800k price point is hugely saturated not just with new properties but with subsales/auction units.

Serene really is more for diehard PJ lang 😂

if really become DPC lite... would be damn interesting haha..

Saw their ads for 1.6k per month. Is that true? I'm eyeing for own stay at the moment.

Maybe can get better rebate after this smile.gif this project only OK for ownstay.

If one is OK with SSQ can explore subsales. I've seen a few very good deals over there.

What is SSQ?

Just my thoughts/opinion. This property is definitely for homestay.
Pros:
Location
Design/Layout/amenities - i.e 24 hr care center, Lazy river etc - with very low maintenance fees.
Trusted Developer

Cons:
Price psqft - Definitely on the higher end, even after all the discounts. I suppose if it is for homestay and you like the design then I don't see why the price should stop you. smile.gif
Leasehold

Developer will help do tnb and water bill application. Tnb can be converted to residential.

*Not for homestay

Im quite sure every place got its advantage and disadvantage, no point saying which is bad or good. If you decided to buy at a certain place its your perogative. We cant say since i buy iOS then Android sucks right? biggrin.gif

If you are a resident i believe your action and attitude can bring value to the place itself. Wont go around hammering other projects so my project can look better and get better value

Yup we all have different preferences. Same like argument undercon vs subsale. Some people like to see actual finished product first so they don't get blinded by developers promises.

Anyway what's done is done. I viewed the available units and I didn't like it because of reasons stated above. I'll go away from this thread now since it's not in my interest anymore. All the best to you guys!
