The Masjid if it's built, it's a 100% no from me. I don't want to be paying monthly and begging for ppl to rent or buy. I have had that experience before and trust me, it is very painful.

If you get a leasehold property, plus risky location, priced relatively high, oversupplied area....that few points alone is enough to call it high risk for my personal taste.

the leasehold part is due to land belong to the state and previously landfill. Pacific place and the whole stretch from Ara'tre etc there leasehold.

ARA Sentral is FREEHOLD. I believe MIZU or H2O also FREEHOLD.

I am just talking about the surrounding condos, Potpourri, Puncak Seri Kelana, Puncak Nusa Kelana, Urbana, Ara Tre are all leasehold. Specifically Ara Tre matters as this thread is about it. The most important part to note now is Ara Tre is leasehold, building in front of Masjid, super jam traffic with no way out, lots of condominium in a very close proximity , in that circle alone.

Urbana has 356 units
Puncak Seri Kelana has about 619 units
Puncak Nusa Kelana has about 468 units
Potpourri 743 units
Ara Tre 727units.

Just these 5 condos within the perimeter of perhaps is already contributes to a total unit of 2913! Assuming its all filled up one day and each home has 2 cars...can you imagine the amount of cars that would come hog the location when its after working hours? It's fine still, but the way the traffic is designed there, does not help these surrounding condos. Road leading to these condos and road right in front of it are common road shared by commuters of everywhere so if there is a hard jam, a 500meter may even take you half hour to reach your condo. For example, try to come from Evolve, waiting at the cross junction to head towards Urbana during a massive after hour jam. It's not half hour, but its quite a long way because after turning out from the traffic light, you would face another jam immediately from cars trying to turn out to Subang Airport Road, which possibly halt movements. To top up to that, assuming that's fine, now we have another Masjid to worry about. We have not even talk about Ara Sentral/Evolve area which is currently very under populated. This place is already a potential bottleneck as the Subang airport highway, is a road that links to many direction. With all of those to be concerned about, assuming also I , or anyone else is happy to live in such condition, adding a Mosque, you can say, well since I am in a pile of troubles already, what is just another mosque right? Maybe for some of you. But if I already have a lot of trouble which I cannot change cause all the units are built, I would want to do something about those that aren't built yet, which are unnecessary to the area. If nothing can be done about that. Ara Tre is cross out from my list.

Honestly you are barking on the wrong tree, so to speak.

You didnt mention pacific place.

Condos will only increase in future, there wont be a case where condo in an area will reduce in future.

Typical buyers sentiment, after they bought a unit in an area, they will normally opposed to any new developments coming after them. Do think abt how buyers of urbana puncak kelana feel when ara tre decided to build there

No I don't think I am barking up the wrong tree. I state those out after you posted which condo is free hold and which is leasehold. Which I actually do not know what does that helped. Perhaps you didn't get my point.

Basically I am stating, perhaps the obvious for people who already knew but something to consider for people who are oblivion. My main point is still the Masjid. Under the context of if all else can be accepted, leasehold, traffic, etc is fine....a Masjid will surely make it not so fine with Ara Tre. For me. For others? You choose your own personal preference. At the same time, I made initiative to call up relevant parties and get connected to participate in the talks with local authorities, which is suppose to involved members from the members of parliament, office of Maria Chin, the ADUN office of Halimey and relevant parties of MBPJ. I am not concern of if this will work. I am concern with what I may know and what I may do. So I do bark up that right tree, this forum, is basically just a sharing platform for me. Its an opinion and updates, which anyone else can choose to ignore or agree or support. The forum would be rather empty, if all post are only to complain to the relevant parties or authorities because I don't think the Masjid ppl , MP or ADUN nor MBPJ will be in here. But fellow buyers, or stayers or nearby condo, an extra opinion, is an extra information. I don't think I need to think about how Urbana or how Pacific place feels about the building of Ara tre as the two mentioned condos, are not privy to the title of this particular thread, which is the main interest is only on Ara Tre. If I join the Urbana forum, I may address their concern if I felt that too. Addressing the feelings of buyers of Pacific place and Urbana or Potpourri in an Ara Tre segment, is barking up the wrong tree.

Hopefully the DASH highway in 2020 will reduce some of the congestion for those using the Subang Airport route

I have observed that no matter how many highways are built, the jam continues to build up. It's crucial to keep roads in front of homes not a passing by function to reach another area. Condos don't get this type of privileges much. But it can be managed. The road in front of Ara Tre, is bound to be very packed in the coming years. I don't see much way to escape that for now.

Already 2 years in to construction....the underground car park is yet to be build up... .I live nearby....everyday I take the train.....the digging is still on I think.....no evidence of the foundation or even the concrete columns for the condo yet....JULY 2019 now

More importantly, the MBPJ has approved the project and if there's no change to the approval status, it's only a matter of time when enough funds are raised and the project will then proceed as approved.

So even if MBPJ approved already they still can revoke? I am hoping to see possibilities where the project will be scrapped

I doubt it would be scrapped.

The roads there are bad thou. Mostly very narrow and full of potholes at some area.

Last meeting we attended MBPJ said that only berbelasan ppl only objected and beratusan ppl agreed. So their telling us, everyone seemed to like it.
So next question is, anyone here sending any emails or doing anything about it to let them hear you? Any already buyers? Any potential buyers? Hoping for the best is like wishing upon a tree. Nothing will happen.

I don't know any cases of complaints, never look into any before. Not exactly my forte to look much into objection of Masjid location, in fact, many of them are not publish in local news unless it's a big issue and someone sensationalise it.
