I know many ppl kpkb on Friday pray and traffic jam, but has anyone here stop and think about our school's traffic, especially those international and private school? how many soccer mums park their vellfire or alpha at roadside to pick up their gems to and off school? And this is happened EVERYDAY, TWICE  a day.

and why there is no huge reaction if a school is built?

Indeed.

I can understand that some of us reluctant to stay nearby mosque due to certain reason ie. religion sensitive etc. But using heavy traffic during friday prayer as an issue, its not a good example actually.

Some of the residence might still in the office during friday prayer.

Its not that during friday prayer the traffic is totally not moving. Im sure there will be some RELA officer to be station to smoothen the traffic.

You're sure there will be rela officers? How are you sure bro. Cause sure means certain. I am not sure though hence I would like to know where did you get the info from.

Nobody loves to live near school in such near proximity as well. Of course there will be mums who park like their mother's road. But it is the same whether it's a school or mosque. If a school is the development plan there, I wouldn't want to buy one there as well for accomodation. Just cause I like the idea of an education center doesnt mean I like to stay beside one, metaphorically speaking.

Be it faith, shopping mall, everything else isn't going to be what many would like to live nearby. It's the same standard. Nothing prejudicial about mosque actually. It's just a personal preference. Like how some likes to live above shopping malls, some live clubbing so likes to be as near as possible. Etc. I happened to not like it when it's over congested with buildings that will surely garner crowds and heavy traffic. No one knows how bad it will be. The sure proof is once it's built, and after it runs for a while, we can revisit this forum to see who's right and who's wrong with their prediction/assumption of traffic and property value. Only then we can be sure.

Yet almost everybody cant pick their neigbours...

If you have a neigbour from hell....doesnt matter how gorgeous the unit is, the building is, the surrounding is...it still wont make your day better.

that traffic light is one of the main junction for ara damansara... if any development in that area will add on burden on the traffic condition now, many properties in Ara damansara will fated to be going downtrend or stagnant.. look how NZX failed, all because of bad accessibility.

Just passed this place again, the opposite mosque is real...

Upcar liao puncak, urbana, aratre, and the other 1 at another corner

They advertised for fund raising for 15million. Not sure if they manage to get the fund or not but not surprising. Actually nearby the area, there is 2 surau already. Approx 1.5km there is a Masjid Ara Damansara. 5km there is a Masjid Bandar Utama. The 2 Surau is also about 1+km away. The whole area is just too congested with no signs of traffic diversion, relief, etc.

It will be a bottle neck someday and if the highway jam, the residents all within that area, has no more way out other than just to stay in and wait till all jam cleared. For this reason, Ara Tre won't be desireable unless control on development starts but as of now, there isn't any. It seemed like anything can be built at any lot as long as they want to build it, even if it does not make sense. The area used to be lowly populated area but it is now safe to considered it congested.

I don't know what other selling point Ara Tre have other than affordability in pricing, but in the price of loud noises, honks, motorvehicle rumblings ( since the traffic there now is quite horrendous ) It's better to look for option elsewhere, be it investment or own stay. Also, the two Puncak Condo now is slowly infested with Bangladesh workers because of Citta Mall and nearby commercial centers. Who knows what else it will become someday if these commercial lot grows. Perhaps a purchased based on the plan that I can rent it out as Bangla hostel might be good. But the unit there needs to be cheap to make sense. Like really cheap.

I would say that bangladeshi also human just like you and me and they have contributed to our society for the work that no malaysians want to do.

To use the word 'infested' is down right insensitive. Bangladeshi rarely committed crime or came here with the purpose of committing crime....

Yea they are not infesting. I would love to propose that the bangladeshi community move to your housing and populate and grow your community there. Since you like them around you so it will become a win-win. Plus they rarely commit crime unlike Malaysians who always commit crime, I think it would upgrade your housing area. Do let me know where you stay, I got a lot of staff and their friends looking for a place to stay. Will recommend them a place where they can feel right at home. Thanks.

That's the point actually. In fact, I got news that the two condos nearby, Urbana and PSK also have initiated to contact MBPJ regarding this since last year, but to no avail. It is like as though there is nothing you can do as long as they want a development to be up even if its not a good choice.

With two Masjid within 5km and a few suraus it seemed like they plan to erect more. Frankly, no prejudice to Muslim, even if it's a church or temple, I still do not think that cross junction is appropriate. It's a traffic light cross junction and parking is scarce. It won't be appropriate to build anything there that will garner large crowd. A police station would be even better as the next small balai ( more like a pondok ) which is situated at the mosque as your picture, is really small and seriously is not enough to serve the Ara Damansara area.

So that's why Ara Tre owners should also write in to voice their objection on the plan like the owners of Urbana and PSK. Since Ara Tre's developer is Puncak Dana and related to the state government, you guys may have a better chance the voice objection, even though the mosque has been approved by MBPJ.

I am surprised that there's not much discussion on this here. Are buyers/owners completely oblivious with what will be built opposite of their condo?

From their facebook page, they are still collecting donation and still haven't reach their goal of $15million. Yes the flattening of land already happened (possible to pave for future public amenities as per the masterplan and not solely for the mosque). Even if they fail to meet the goal, hopefully will only go ahead with a small masjid/surau and nearer to the school perhaps.

Additional info for PERLA Ara Sentral:

Close to 2000 units for whole development

Level 7 to 13 is Affordable Housing

Close to INDAH WATER sewerage and PPR.

By the the abandoned structure is seemingly owned by Prasarana, which is the land owner of PERLA. Please correct if I am wrong.
