And it’s more quiet than bukit Jalil park. Here in bukit Jalil I dare not bring my kid, too many joggers that don’t wear mask

Outside of these, I think if you don't crave for "things" - you prefer outdoor living rather than big malls/super trendy cafes etc. etc. I think you won't regret.

You should check out rimbayu's topic. Jam is a huge issue here during peak hours. If you are going to KL daily I advise you not to buy.

Mind asking, which phase you bought that you felt is not big enough? Yes, i think this area going to be self-sustained in few years time. Now they have primary school. If they have private secondary school (besides Tenby & Oasis). It will be really complete to me.

For someone who likes to do some outdoor activities. This captivated my attention. Just that the front body is a bit small 23ft, but at the back it's 32ft. Still acceptable, albeit not perfect. Yup - it’s between Swans and Robin. So far no timing but it took them a few years to get the primary school - I’m guessing at least next 5 yrs. I think also they waiting for the place to get “older” - I think most ppl here the kids still in primary. The primary school this Monday start what I know only 3 Std 1 class and the rest I heard between 1-2 classes per standard. Need more population and older kids before they open I guess.

I do enjoy out door activities rather than big malls.. one concern living area 23ft... I don’t want to feel regret buying smaller unit for 1.3Mil 😅

I not sure are you a resident in this area, but the traffic jam is mostly due to the traffic light crossroad junction on Persiaran Rimbayu and the BSP toll roundabout which both can be improved by having traffic light sensors and widening the road from 2 lanes to 3 lanes. For the BSP toll I see there's some road improvement to have a bypass bridge to ELITE toll which has been delayed for very long time. The Rimbayu exit for me is the least of my problems. If work in PJ - need to deal with Federal, NKVE or whatever routes you use. Sure need to deal with traffic somewhere. Should not be a deal breaker/makers. Want to stay here = expect commute/traffic. That is reality in my view.

Yes, you are right, if you work in KL and you do not want traffic jams, just don't buy houses in KK or TPG. In fact, the whole of Klang Valley's traffic are gridlocked during rush hours. There are no escape UNLESS you stay in the heart of KL.
