I think is based on individual preference and budget constraints.
Every agent or seller will definitely say their unit the best, almost none will tell u the bad part of their units right. So before commit anything, better do more survey. And if it really fit the buyer requirements, then only put in the money. Else if just based on "listen" or rumour, none will help u to feel regret later if it turn out to be different from the rumour....

u have to consider factors such as
1) the house location in relative to surrounding areas eg is your land higher than the surrounding neighbourhood/houses land eg there are certain areas in Shah Alam that are not flooded in Dec 2021, not all places in Kuchai Lama flooded
2) how close is the neighbourhood to the main rivers eg Klang River, Gombak river, Kerayong river
3) the availability of flood retention lakes within the neighbourhood
4) if there are any proper drainage built by the developers

In Kuchai lama case, despite it on higher elevation, it is very close to Sungai Kerayong.
Also, to make things worst. the Smart tunnel in KL divert all their excess rainwater to Sungai Kerayong

If don't feel comfortable, just don't buy Gemala. Haha. Good luck.

Or you may check out the climate change estimation below.. But from now till 2050, no one know what will happen and how accurate this estimation is.

Some friends who live in Cyberjaya (Setia Eco Glades) complain their houses by the lakes have lots of nyamuk only. biggrin.gif
U should go do your own homework and survey the Gemala area yourself.

yes... this is flash flood, it is due to rain so heavy that drainage load is no enough to cope

you can be 100 meter from Sea leave, but your neighouting is 120 meters means you will be low point and all water channel to you.

so most important is higher than your surrounding.

also if by the lake/river yes there is additional risk
say the lake over flow will kena those taman next to the lake (especially the lowest taman) before the water spread to other taman.
The lake is collecting water from lots of stream/drain- during heavy rain, this collection >>> than outflow.

so got pro and got cons.

got to see the water body ba...
if it decently fresh, free flowing water with lots of small fishes then no mosquito
if stagnant water sure gonna be a lot.

and don't need to hope majlist to assist... if the root cause/breading ground not properly resolved,m how much the spray also no use.

Previously don’t have - now have. It’s mostly I suspect because of Elemen the construction. By the time all done I hope it goes back to previous. Cause it’s awesome park. But they do fogging from time to time now - I suspect the construction guys some down with dengue or something.

But ya - hopefully it’s a temporary thing cause if you go kota kemuning park - that one certain areas is mosquito trap especially those houses lakeside one - those the yard not useable in evening. A lot of mosquito.

I hope this one does a better job.

Referring to the topology map, Gemala is on a relatively higher ground even though it is beside the lake.
Flood water normally floods lower land first or will normally flow toward lower land first.

Just based on topology, among the neighbourhoods here, Gamuda 257 will have higher risks in case we have a major climate event where it rains non-stop for a week or two weeks. Let's hope we don't get there in the future.

Interesting. But makes sense, so let's take the lowest point of Gemala and highest point of Gemala, divide by 2, that should be it la, or worst case, just take the lowest point of Gemala and there you have it

There was a flyover promised during launching phase of Kota Kemuning, 16 yrs later still no flyover, nasty jam suffered for years until a few years back they enlarged the main roundabout...

If you go around 257, Tropicana, Rimbayu, Eco - you will notice the topography - there is always some lower lying areas surrounding the township. Last year Dec eye opener, saw the lakeside water reach the roof of the lake resthouse... but also, pretty confident the place will never flood. If flood, its should only be because of stuck drains due to too much rubbish or sri muda flood until reach the roof, then kota kemuning houses also flood first floor.... then maybe those nearer the lakes will see maybe 1cm of water in their porch.

Its pretty unlikely.

Stayed for a while in Tropicana Aman, no mosquito issue in the house.... whole month also no see a single one...

thanks and good of being realistic.
The flyover wont happen la- even happen also the construction will take 2 years and during tat time maximum nightmare
