Referring to the topology map, Gemala is on a relatively higher ground even though it is beside the lake.
Flood water normally floods lower land first or will normally flow toward lower land first.

Just based on topology, among the neighbourhoods here, Gamuda 257 will have higher risks in case we have a major climate event where it rains non-stop for a week or two weeks. Let's hope we don't get there in the future.

I booked a unit at Gemala residencies, TA. Currently still thinking whether to go ahead with it or look for other locations.. If anyone done any survey on the pricing..do input your thought if it is a reasonable purchase?

Subsales susah jual, even if its below developer current offering, subsales still cant sell cause buyers do not have the upfront cash. Most buyers now are purchasing house based on future earnings, downpayment small small and pray they still have a job 3 years down the road when the monthly installments kick in

Actually own stay is fine. I hope your working place is not KL and you don't need to go work fixed time. If you 9am-5pm at KL... I think bad idea come here. You will get tired of the travelling. Outside of that, this place slowly becoming very self sustaining. I hope we get more options soon but for now, I can live with what is here. I think outside of work, I rarely venture pass Kota Kemuning. So I don't really need to deal with a lot of commuting and traffic.

Now I got a little bit regret I got a smaller unit, thinking how to upgrade to one of the bigger ones... but subsale here is weak so at best breakeven only if don't lose money if sell my house... a bit headache... hahaha... 

Outside of these, I think if you don't crave for "things" - you prefer outdoor living rather than big malls/super trendy cafes etc. etc. I think you won't regret.

I bought a corner unit at Rimbayu instead of Tropicana. I went for the land but the house is smaller - prices were quite similar then. So not relevant for your situation Was pondering Freesia but then when I came to this forum - first thing I saw all sold out… hahaha..

So far I haven’t heard about a private secondary. There is a plot of land for normal SK on Rimbayu side but that’s about it. I think nearest private Chinese school is in Klang. There is quite a number of the residents send their kids there. A few teachers that teach there live here as well. If you make a few friends - can carpool. Sri KL also have if that is your preference Residents here so far so good. Quite easy to connect and most around same situation (young family) - so quite easy to arrange stuff. A lot of WhatsApp group, sharing, special interest groups etc.

I checked with SA, yes Bayan had such issue and I heard TA also terminated those contractor.. Gemala is same contractor as who build the Club House.. and according to them, Gemala land was left for 7 years and well settled..

No, only few waiting list, if you are interested, better quick. still a lot of selections.

Most deep inside of the Eco Sanctuary development, Surely damn serene and private. Not mistaken previously their scale model put 3 towers on that land, turns out landed fetch more profits yeah. 

i just let go my unit heard all taken up not sure how true , gemala cheapest in its range
