visited Dahlia few weeks ago.... in short- good layout, practical
road is wide, but just feel the landscape is a bit bare- mot much green and trees on the front road.

as for Freeshia, it is facing the lake? lake will be public?
so there will be a fence between the G+G with the lake? wonder how route needed to access the lake?

nice layout... garden villa concept ( ie terrace with some land at the side)

I like the concept, connectivity between the house to the external

1. floor, you mean flood? should be ok la.
2. safety, u mean security? it depends on the MO and JMB gua.
3. workmanship- i suppose ok la, they are a decent one- of course cannot expect everything also perfect la. if got defect then report and get it fixed lo
4. facing lake side of course good, everyone's dream, but have you been to the project site?
it is not really a huge lake, more like 10-15 feet of narror water body.
5. Quiet ?? the lake is public area, it will be handed over to MDK. there is jogging track and evening there will be many people walk around the lake.
i don't expect them to make loud noise- but if a group of them do, there is nothing much you can do.

Perhaps... consider Eco Sanc gua... biggrin.gif

hahaha... yes that is our dilemma always.
we wanna good view outside, but we don't want others to view inside.

anyway- it could be concern as between the house yard and the jogging track there isn't much distant.
so need to do some planting to reduce the exposure ba. should be hard to see inside the house, but if you leave the glass door open and chit chat in the house, there could be some people standing at jogging track and watching you for minutes from a distant without you knowing.

so i would say- keep you door and window and curtian close in your private/rest moment
open up and chill in the yard in your relax time .

nothing is perfect.

this is what i look for : - is the "river/stream" free flowing.
if stagnant then it may have lots of algae growth, not to mentioned mosquito and small

how will the jogging track be maintained

it is new trending for those want something better than link house, but got limited budget to get semi-D

it is right in between la... in short- the house is well connected with external garden "seamlessly"

Robin has a layout similar, but much smaller.
Eco ardence have them as well.

yes... this is flash flood, it is due to rain so heavy that drainage load is no enough to cope

you can be 100 meter from Sea leave, but your neighouting is 120 meters means you will be low point and all water channel to you.

so most important is higher than your surrounding.

also if by the lake/river yes there is additional risk
say the lake over flow will kena those taman next to the lake (especially the lowest taman) before the water spread to other taman.
The lake is collecting water from lots of stream/drain- during heavy rain, this collection >>> than outflow.

so got pro and got cons.

if stagnant water sure gonna be a lot.

and don't need to hope majlist to assist... if the root cause/breading ground not properly resolved,m how much the spray also no use.

Lay out is nice, very good and lots of good idea to decorate/furnish.

now they sequeze 4 room to upstairs
Trade off is the family area is small, and one of the bath become common. that is ok la.
i would convert on of the room to home office/hobby room, and seal off the bath door.

Plenty of lights into the house.> which is a big plus point. the garden connect/seamless to the living and dining too.

total BU is decent, but if the space open up to external garden, it is actually spacious.

so T.Jay, still not certain about your buy?
