Normally developer not cover for MOT Stamp Duty. It could be MOT Legal fees. that's 2 different thing. Better confirm on this.
If your SPA price 1.4M then MOT Stamp duty will cost you about 40k. HOC is over no more waived by government.

Tried going in and out of DU/BU area during rush hour? Map's all red.

Not possible ot have nice affordable house, with amenities, low price and zero traffic, if its a good deal everyone will come and traffic comes with them.

Three classes of Std 1, for Std 2 to 6 there is only 1 class each. Total 8 class for this term. There is more class room in the school itself, so there are room to increase next year and year after that etc.

Traffic to the school is OK, but during certain hours you will have problem of Tenby parents totally blocking entire stretch of road (waiting for their children before schools recess), so you get that 10~15 minutes of selfish parents parkign their car on both lanes and blockign access to the SRJKC.

Same here. Downside of Gemala is shared bathroom for bedroom 1 and 2. For the price of RM1.3m and not getting individual bathroom for each room. Also thinking is 23ft width is it small for the front part.

Gemala vs eco sanctuary terazza subsale. Which is better buy since both price at similar. Do you guys think Eco terazza’s both bedroom 1 and 2 are small?

Still contemplating between the two. Any opinions?

Btw have you decided to go ahead with Gemala?

Hi why do you guys think 23feet width is small?

A normal superlink house is 24feet, many normal terrace is 20 feet to 22feet width, unless you are comparing vs semid

The back portion is 32 feet mana mao cari product macam ini, 32x75 land size 2400sf, even alam impian superlink 25x85 land size is 2125sf only. It’s not an issue of size, it’s whether you like the location, concept and layout or not lo

Not Fraser, the supposed secondary school. Its in the Rimbayu Master Plan but assume that will only happen in a few years once there is enough teenage population.

Got the unit layout to share here? 32 feet backyard deducted from 75ft lenght? if yes then built up will be very small.

Do you have the latest layout with the measurement?
This is not the latest one because the 2 bedrooms are supposed to share 1 bathroom.

Lay out is nice, very good and lots of good idea to decorate/furnish.

now they sequeze 4 room to upstairs
Trade off is the family area is small, and one of the bath become common. that is ok la.
i would convert on of the room to home office/hobby room, and seal off the bath door.

Plenty of lights into the house.> which is a big plus point. the garden connect/seamless to the living and dining too.

total BU is decent, but if the space open up to external garden, it is actually spacious.

so T.Jay, still not certain about your buy?

back portion means width of the back, why la deduction from 75 ft lengh?
what he means was house build up is 23ft in front, with 9ft garden, and 32 ft at the rear
