Hi Guys,

I booked a unit at Gemala residencies, TA. Currently still thinking whether to go ahead with it or look for other locations.. If anyone done any survey on the pricing..do input your thought if it is a reasonable purchase?

This unit for my own stay..
I do jogging 3 to 4 times a week.. my current place don’t have any park near by.. so have to run on the shoulder lane.. which is abit risky 😅.. therefore park is a plus point for me also for my wife.. yeah 5 rooms good but it will be smaller.. and the living area width is 23 ft also abit smaller at least 26 or 28 ft could be better 😊

It is for my own stay.. my loan got approved but still thinking whether to go ahead or not..

My concern haven’t seen the actual show unit.. therefore I can’t visualise how it going to look.. worried the house might smaller than what I think.. I saw Freesia it is good but out of my budget.. 😅

Location ok.. I do enjoy out door activities rather than big malls.. one concern living area 23ft... I don’t want to feel regret buying smaller unit for 1.3Mil 😅

I didn’t hear about 1.1M.. probably for Garden Villa..
Lake villa intermediate SPA 1.4M after discount 1.3M…
MOT Stamp Duty, Loan Stamp Duty, SPA and Loan Legal Fees covered by Developer..

Trade off is the family area is small, and one of the bath become common.  that is ok la.
i would convert on of the room to home office/hobby room, and seal off the bath door.

total BU is decent, but if the space open up to external garden, it is actually spacious.

Initially I attached Park Villa layout.. I reattached the layout for Lake villa, which is the unit I booked.. sorry couldn’t reply you earlier.. since I am under probation.. after every 3 msgs I need to wait for 12 hours.. Btw, thank you for your input.. I think back yes it is a plus point to have 4 rooms upstairs even the rooms might be abit smaller.. I also planning to convert one of the room to home office..Thank you for you guys inputs and I also do my own research.. finally I made my decision.. this is definitely a good buy for me and I going for it.. I like this area.. nice environment and closer to my parents and siblings place.. more over My wife and my son happy with this unit.. many commented the drop back is the traffic during rush hours.. it is very common in Klang Valley.. more over I am not working in KL and I don’t need to worry much about morning traffic issues..

YES for me.. kindly refer my earlier reply to clueless07 😊.. to add on.. I like out door activities.. therefore the park is another plus point for me.. I just have to wear my shoes and directly access to the park.. 😅

I think it is almost similar to Freesia Type A.. probably you can visit the show unit, you will get better idea..

I checked with SA, yes Bayan had such issue and I heard TA also terminated those contractor.. Gemala is same contractor as who build the Club House.. and according to them, Gemala land was left for 7 years and well settled..
