Don't think make sense comparing Grandezza semid with Cheria 😉. Cheria HTC, facade, fengshui, material already the loser but complimented with good size and price. However still the sales is not good, wonder why. After few months launched, still like sales less than 40%. Even the 40% also have doubt as TA like to play sticker game only.

Either product has its own pros and cons. There is no perfect house. There are many factors involve e.g. person financial situation, person lifestyle preference etc.
For me, I can afford to buy either a Eco santuari semi-d or a Tropicana Aman Cheria.
I eventually decided to buy Cheria.
Here are my reasons.
1) The Type B Cheria is a value buy - 3200sqft 2 storey real semi-D for 1.25million in a low-density landed property neighbourhood with large parks, canals and lakes from a reputable developer like Tropicana :-)Nowadays, double storey houses in some neighbourhood already 1 million over. Tropicana Aman master plan is the brain child of Datuk Edmund Kong.

I know he has left Tropicana but you can see the details of his vision and planning in the site layout for Arahsia, Bayan and Cheria. e.g. how the house is being arranged within the neighbourhood, the road traffic flow, the linear garden arrangement etc within the neighbourhood etc.
2)House layout - Cheria Type B Open wide space on the ground floor (combined living, dining, breakfast/dry kitchen area - without any walls that will make the home look big and airy and allow more flexibility to decorate its interior etc). 3 cars can park side by side on one row with another 3 more cars in tandem on another row for the visitors.
3) Cheria is a PanaHome...a smart home (sort of). I want to buy a functional/practical house that solves problems. For example
a) solve the bad air quality inside our house problem/ annual haze problem -

On the contrary, the prefabricated concrete used is of high quality that need to pass vigorous quality control testing. The reason the material cost is cheaper is because it is pre-built in a controlled environment vs a traditional concrete brick wall that need to be built on site which incur higher construction labour cost.
In Japan, these material is used to withstand strong earthquake and strong wind etc.
In this case, cheaper material does not mean loser material. More expensive material does not mean better material. Prefabricated concrete are high quality product.
c) helps with security monitoring - Cheria comes with prebuilt home monitoring system
As for your concern of Cheria HTC, Most Cheria units is far enough from the HTC as the HTC turn and head north at the Jalan Kebun junction.
The closest unit to HTC is at the northern end of Cheria which is approx 200m-300m. This is an acceptable distance.
Most Cheria units are more than half a kilometer from HTC .
The unit I choose is approx 800m-1km from the HTC.
Regarding the sales status of Cheria. Bear in mind these are millions over dollar homes launched under difficult real estate market.
The sales is actually not bad especially the Type B Cheria.
In fact, the Type B Cheria is almost fully sold as of the latest sales chart.
Type A Cheria has more units available as it is more expensive and it comes with dual frontage design.
Most people cannot envision this dual frontage design yet but I expect that a model house under construction will help.
As a matter of fact, Tropicana has been very generous in term of allocating land for the backyard linear garden for the dual frontage home.
I expect the end result will turn out better than the dual frontage home in Desa park city Amelia neighbourhood.
For those looking for dual frontage home, the type A Cheria are great choice.
At the end of the day, either chosing Cheria or Eco Santuari semiD is a personal choice. Both are nice product developed by good developers.
I figure that I can use the extra $500k difference between Cheria and Eco santuari semiD to go invest somewhere else e.g. buy another DSL, buy another rental properties etc. LOL
