So the entire Grandezza 260 houses is split into 2 side... north side is the Bungalows, while the south side is Semi D...

The Semi D has 5 design. All similar size 38x85, Built up ranges from 2900 to just under 3100. All has a Guest room at the ground floor. U either have a void/high ceiling for living room or 4 bedroom upstairs.

Price ranges from 1.8M and up, maintenance starts from RM650 (inclusive of the small clubhouse inside the Grandezza compound).

No actual price yet, no idea on the size of the corner units, no idea on the design of the landscaping.

Personally I feel the design feels a little cramped. 3000 sqft built up... after minus the void area and the ample balcony the ES is famous for, leave very little actual usable space.

Plus point would be you will share the same area as those 5M bucks Bungalows (which might be good or bad).

Oh.. notice 2 corner 5~6M bucks super bungalows have been sold...

The TA Semi D launched units only managed slightly more then 50% sold... understood the remaining units will be launched in Sept "with a slight price increase" lets see how true is this lor, u know how SA talk la hehehe

Hahah hard to say, I also didnt buy their 1.3M Semi D...

But looking at the sold unit, the take up seems better compared to their slightly bigger 1.5M units..

Maybe ppl see ES's stuff more glamour leh...

I think because of the htc. At that price for semiD, really value for money. Maybe semiD buyer don't care about value.

Guys I'm starting to do some estimation for cabinets, wardrobe, electrical, furniture etc. For Belleza unit how much the rough high level estimation ya? Need to start saving some bullets. By the way are u guys planning to install grill n mosquito netting?

Wah bro, u so fast start to do the estimation......but I think is a right time to start early for estimation, since the construction progress well...high chance might VP'ed early....

I gave some feedback not sure if in this group..

By the way, just wanna check with Eco buyers if the SA mentioned anythign about the link to SKVE? Cause currently its via a small road linked to Bandar Saujana Putra SKVE exit....

Is the Canal City going to have their own exit? Otherwise that's a potential super jam spot...

Small road? Which small road?

Rimbayu has a direct link to SKVE and ELITE highways as well as Bandar Saujana Putra. It's a dual carriageway(2 lanes each way). The road I think completed construction but closed until official opening at the end of this year. When it's opened I think won't jam la but who knows 10-15 years down the road it might be laugh.gif

Got ka? Cause I see google map I dont see such thing. The only thing now seems to be the BSP link/exit. Not to mention the link needs to have tol built etc cause its not goign to be free to enter SKVE..

Got la boss. I have used that road twice before. Curi curi masuk while it was still under construction. It's confirmed by other Rimbayu residents that the road has been completed but IJM has closed it off for now because of safety concerns.

In any case, BR stretches all the way up to the lakes near BSP in the future so there's be a road that connects to BSP. Like what willyboy88 has shown in the image above.

Yes bro I know there is a link... i think more then half a year ago I used the Saujana Putra exit from SKVE.. then go into Rimbayu.. that time the bridge still not completed some got section with foot long gap/drop... lucky I driving truck... also the block the exit to rimbayu with concrete blocks.. again lucky I driving truck so i just used the kerb....

What I mean is... RImbayu has a direct exit linking to SKVE? It has to be a pretty big area cause u need to put in toll booths... also u need to have a flyover for the SKVE traffic (from KL direction) to go into Canal City.

I think I'll drive pass this weekend to scout it out....

Ah yes... good find sir!

I can see that link alrdy on google map... so it should be there thumbsup.gif

Ofcourse its an additional 5km... compared to if using the BSP exit... (Exit to exit its 10km, but unfair to calculate that way). Well I suppose this exit would benefit the ES/TA ppl more as they do not have to go thru the 3 roundabouts at RImbayu..

Facade nicer, color also different. Inside have double volume for living/dining. Those super bungalow have pool in between, glass everywhere. Very grand-eeza lol.

r u sure handrail made of glass?

the staircase panels lah.....handrail can be in steal or aluminium or wood.....

I dun think its expensive....one of the new link houses in cyber also providing handrail with glass panels....its very common lioa....

However still the sales is not good, wonder why. After few months launched, still like sales less than 40%. Even the 40% also have doubt as TA like to play sticker game only.

I eventually decided to buy Cheria.
Here are my reasons.
1) The Type B Cheria is a value buy - 3200sqft 2 storey real semi-D for 1.25million in a low-density landed property neighbourhood with large parks, canals and lakes from a reputable developer like Tropicana :-)Nowadays, double storey houses in some neighbourhood already 1 million over. Tropicana Aman master plan is the brain child of Datuk Edmund Kong. http://www.tropicanaaman.com.my/master-plan/ . Datuk Kong is the master architect for Desa Park City previously. I know he has left Tropicana but you can see the details of his vision and planning in the site layout for Arahsia, Bayan and Cheria. e.g. how the house is being arranged within the neighbourhood, the road traffic flow, the linear garden arrangement etc within the neighbourhood etc.

2)House layout - Cheria Type B Open wide space on the ground floor (combined living, dining, breakfast/dry kitchen area - without any walls that will make the home look big and airy and allow more flexibility to decorate its interior etc). 3 cars can park side by side on one row with another 3 more cars in tandem on another row for the visitors.

3) Cheria is a PanaHome...a smart home (sort of). I want to buy a functional/practical house that solves problems. For example

I want to clarify the point that you said that the material used is a loser. I assume you are referring to the prefabricated concrete used vs traditional bricks.
On the contrary, the prefabricated concrete used is of high quality that need to pass vigorous quality control testing. The reason the material cost is cheaper is because it is pre-built in a controlled environment vs a traditional concrete brick wall that need to be built on site which incur higher construction labour cost.
In Japan, these material is used to withstand strong earthquake and strong wind etc.
In this case, cheaper material does not mean loser material. More expensive material does not mean better material. Prefabricated concrete are high quality product.

c) helps with security monitoring - Cheria comes with prebuilt home monitoring system

As for your concern of Cheria HTC, Most Cheria units is far enough from the HTC as the HTC turn and head north at the Jalan Kebun junction.
The closest unit to HTC is at the northern end of Cheria which is approx 200m-300m. This is an acceptable distance.
Most Cheria units are more than half a kilometer from HTC .
The unit I choose is approx 800m-1km from the HTC.

Regarding the sales status of Cheria. Bear in mind these are millions over dollar homes launched under difficult real estate market.
The sales is actually not bad especially the Type B Cheria.
In fact, the Type B Cheria is almost fully sold as of the latest sales chart.
Type A Cheria has more units available as it is more expensive and it comes with dual frontage design.
Most people cannot envision this dual frontage design yet but I expect that a model house under construction will help.
As a matter of fact, Tropicana has been very generous in term of allocating land for the backyard linear garden for the dual frontage home.
I expect the end result will turn out better than the dual frontage home in Desa park city Amelia neighbourhood.
For those looking for dual frontage home, the type A Cheria are great choice.


At the end of the day, either chosing Cheria or Eco Santuari semiD is a personal choice. Both are nice product developed by good developers.
I figure that I can use the extra $500k difference between Cheria and Eco santuari semiD to go invest somewhere else e.g. buy another DSL, buy another rental properties etc. LOL

I am just sharing my view and thought process with other potential buyers out there.
I am sure there will be potential buyers that will face with the same decision I need to make earlier e.g. Eco Santuari semiD vs Cheria.
When someone raised some points about Cheria that I disagree with or not exactly correct ..I want to clarify it.
Real estate like anything else is governed by supply and demand.
Again there is no perfect home. Everyone need to decide for themselves.

As for monterey/terraza, and i believe it may applied for grandezza as well..
i.) 52ft width road that applied for every single jalan within the parcel
ii.) min 30ft backlane garden for every unit
iii.) density wise, 7unit/acre for terraza, 5unit/acre for monterey, 3unit/acre grandezza

etc... etc.....
Depends if any personnel can accept the above that jacked up the pricing, of course you have to pay for these fancy stuff laugh.gif

After all, buying property is sth very personal.

For some folks, the $500k is worth to be paid e.g. someone who like the modern contemporary look of the ES neighbourhood, Eco world brand and premium
All these cannot be measured by $ and cents.

We are not here to say TA is better than ES or vice versa.
To me, we belong to the same Canal City neighbourhood....together we rise. together we fall.
Canal city has something for everyone at different pricing level.
Our property price will rise together if the residents and the developers work together to maintain the beautiful central park, the environments etc.

Yup, there is such a huge potential in Canal City whereby the 3 big developers (IJM, Tropicana, EW) and now plus another one, Gamuda offering different products that cater to diverse group of buyers (though there might be some overlapping). I can foresee a success in this area!

This type of incident can happen any where. I wondered what happen to the guard or guards in this incident in PJU? They sleeping or run away kah?
How to prevent this? Uhmmm..armed our guards also la?, providing better training to the guards to handle this type of situation, hiring better quality guards if the strata housing have the budget for it .
Best prevention is self prevention eg to remind myself not to go out and come home in the wee hours in the morning so often and arming myself with a big baseball bat.

I dont know about Bandar Rimbayu but someone mentioned in the Tropicana Aman thread that there will be a police station nearby Cheria semiD and Sinaran shop lots.
I think he also mentioned something like an entrance arch at the Jalan Kebun entrance into Tropicana Aman.
I know we will have CCTV all over the place in Arahsia, Bayan and Cheria. For Cheria.. on top of CCTV, there will be video intercom and remote security monitoring system through our smartphone.

I am sure ES will have CCTV and tight security also right since this place are mostly million dollar homes or multi million dollar semiDs and bungalows.

Went to the Sales Gallery last week. Noticed the frp material color used for the face has faded a bit. or maybe my eyesight got problem as the age is catching up. Can someone verify this ?

I presume u r referring to the brown color strip right? Yes for 1/2 show unit faded a bit. Not sure can be repainted as it's not cement.

I was hoping it is 5m high so that the buyer see or look far... far... away without using binocular. Personally I think 1m+3m fence is good enough for security reason. To climb 4m is not an easy task . Plus the fencing is equip with sensor and cctv.

ES/TA central park come out from the same brain/same man who works on DPC central park. Dato Edmund Kong

However, ES/TA central park double the size of DPC central park u know.

Second, u see some similarity between the two e.g. two big lakes in ES/TA and DPC lol

DPC - west side got LDP, south side got NKVE

DPC advantage is close to KLCC mah....but if I dont go KLCC often, I dont care.
I need a location to be closer to KLIA.

Lastly, I dont want to pay more if I can get similar or better product (homes) some where else.
No need to pay the crazy speculative DPC price.

DPC and Damansara is a bit overrated and overpriced la.
Many other upcoming new township areas in Klang Valley are nice and well planned too.
We will be able to get the same greenery, amenities and township planning in other areas without have to pay the jacked up DPC price.
I know DPC is closer to KLCC but you know the road from DPC to KLCC has a lot of traffic jam every morning.
It probably takes around the same time for someone who lives further away to travel to KLCC if through well-connected highways e.g. MEX, BESRAYA,KL Seremban highway etc.
Besides, KLCC is not going to be the center for commercial activities or jobs forever la.
There will be decentralization of commercial activities to other areas in Klang Valley.
Lots of jobs now in PJ, Shah Alam, BU, Bangsar South,KL sentral, Puchong/TPM/BJ, Cyberjaya etc.


So...its not worth buying DPC at the current price (I think).
Better save the $ and buy something else e.g. ES, TA, EM, SEH, future Kwansa D, Bandar Malaysia etc
In the future when all the DPC wanna be townships mature... we look at DPC ...it's nothing special anymore.
Maybe at that time DPC price will come back down to earth.

As mention before, the brown strip got some pieces color faded on show unit, it seems now I see they are changing to different type on the show unit to explore different quality improvement, 👍🏻 ES

Didn't really try the free checkup since we have our own checkup but having Managed Care in Canal is definitely a thumbs up. They provide

1) Care Trust - manage money trust for you to sustain any care services required in future for yourself/family which consist of a Care Admin, Rockwill Trustee, and Kenwealth
2) Care Administration- One stop center that do/advice your health assessment, plan, records, reports, review, medication management, concierge for medical escort, nursing, rehabilitation, etc

I remember Ara Green have this services as well, and now Canal will have it too 👍🏻

Someone also mention before Gamuda will have access to Elite which I think will reuse back Putra. Alternate access indeed good good besides depending on Rimbayu. Should know soon when they launch 😉

Just notice bellaza's yard doesnt have any water piping for washing machine.

Also, the master bedroom's wc doesnt have space (rectangular hole on the wall) to keep shampoos ..... compare to the other 2 wcs

less worry for the water piping, there shall be one for each type.

for the space, i would say it has less functionality, width is too little, not sure why not make it bigger.

Yes. Only time will tell.
In general, I am confident EW Eco Santuary, Tropicana Aman , Bandar Rimbayu and Gamuda 257 will deliver as promised. It has a combined townships area of more than 3000 acres - one of the biggest townships area in Klang Valley and currently one of the greenest township under planning.

I have concern with Strata leasehold (all ESanc).... lets say renewal works out to 30k per household.. and say 20% of those dont wanna renew or claim they dont have the $$ to renew.. then how? I know the article say the MC will renew on behalf of all.. but where does the funds come from if a couple of house doesnt want to contribute?

Elmina cannot fight lar with Canal, SD alone only, sendiri buat sendiri syiok only. Our place got 4 top developer to counter counter, so vibrant. Traditionally SD commercial development is super slow as well.

I actually looked at Elmina.. design very nice... but its extremely deeep in... maybe I'm biased cause currently staying in KK hence I dont find Canal City to be so off the beaten track la.

You make a good point.. a single developer... vs 4 Class A developer frying the dish....

kinda true that different ppl will have different preferences... I myself feel that rimbayu/ES quite deep in... but the concept and township really nice for my own liking... but I am also biased lar... haha because I used to life around PJ Subang... if from Elmina side... it will be consider nearer for me... too bad... cash come too late for me... haha

Me even worst, at Ampang leh now.
But the G&G, Lake, Garden, surrounded by 5 highways (only 1 ongoing building aka WCE), etc gave me no choice 😅
SD do things too slow, they are blessed with freehold land here and there due to their GLC. They built good houses, have to give them credit, but township planning hmmm, got some doubt.

Yes my father in law staying at AD, every Sat I'm there, slow like turtle being developed. Seri Pilmoor looks like a gone case. Also most of their partnering with Brunsfield also so so only. All the freehold really quite wasted under them.

yes, there are 2 more, 2 of those parcels located after parque parcel.
maybe. but the original plan of ES is to complete 308 acres in 8 years, since 2015.

there will be minimum 2 service apartment as well.

kinda unavoidable in new township... desa park also... the highrise built after the township already achieve certain occupancy rate as well... the existing residence have to bear the sound and dirt of construction around u...

yes, very bad according to current pic shared in EM 1st phase.

slope in ES is the point i missed as well during purchase, clarified with SA, after elevated of 5ft from main road, the different land height within precinct is about 4-5ft max.

landscape still back to brochure, 30ft backlane, pocket garden, etc..
to justify premium pricing compare to TA, the low density, the facade, all buyers should be well aware of this.

i would say almost but not all are fine, eg, environment that going to be crafted, big back lane, big road, facade.. but too bad on the layout plan, personally think it is not good enough.

For EW products, don't refer anything to brochures, illustrations, EW website, newspaper, magazine, etc or anything not contract binded. The only legal reference is SPA. Good luck.

Well yes, expectations are high because ex Setia employees (along with their apparent reputation) crossed over to EW ma...and also their marketing very kao lat no doubt. Lol.

In the end, it's the product delivery that matters the most. EW must be aware of this. They cannot fail at this aspect or else people would slowly lose trust towards them

I do realise ES selling their 30ft backlane, pocket garden, landscaping etc...

But I still dont see how to justify the premium to say TA cause... its the same... low density, the landscaping, the pocket garden etc... take Cheria vs Monterey...I dont see much difference, but then again I'm not a detail kinda guy, would appreciate if you can share your views.

Price wise the difference is like RM500k?

Cheria Type A : Built up 3670sqft @ $1.519M minimum (RM413.9/sqft)

Monterey Rio Villa : Built up 3522sqft @ $2.088M minimum (RM592.84/sqft)

Onto the landscaping, density etc.
1. Central Park, er.... shared bro... its open to public semua org boleh guna, including RImbayu tongue.gif

2. Backlane, this one I'm really not sure, my unit have about atleast 30" la.. but that's not standard for TA, some part very narrow, Monterey guaranteed 30"?

3. Maintenance I remember ES slightly higher by around 150~200 cause of the private club house.

4. Club House : ES all private clubhouse. TA shared clubhouse, a choice to join or not (monthly around 120~150?), but much bigger cause its shared between all TA phases.

5. Density, I'll take yoru word for it cause I didnt look into this.

6. Quality of landscaping... er... lets not get into this

ES land is premium though jz nxt door to TA. Tropicana sold the land to EW at premium. now the costs passed down to ES buyers. Other thn premium land costs, products quality of ES yet to been seen. Pray not end up like EM. Arts rendering over illuatrated.

Land size of Cheria A is 40x85 whereas Rio Villa is 45x80, right? Perhaps should take Estilo Villa (also 40x85) for better comparison.

As for comparing gross BU, best to take a closer/detail look at the house internal measurements & layout. I find gross BU sometimes quite misleading.

All ES and TA phase is Strata title, which 1 of the requirement is backyard distance between units minimum 25ft right? how come some unit only 10ft?

in terms of BU, Estillo came with double volume and spacious balcony, poison ? meat ? lol...
we need to take into account too, 5unit/acre and 7unit/acre makes big different on pricing.

Just the Cheria one a little more central cause most of the landscaping/greens is concentrated right on the centre part makign those few units there quite nice.

2. I compare built up cause this is strata titled and no external renovations/extension is allowed, hence the built up is fixed and more critical compared to individual titled house where the extra land can be used. Comparing 3670sqft vs 3113 sqft doesnt seems to be quite right, but to each their own.

The 'almost complete' only apply for minor units, my understanding is the construction normally proceed row by row, maybe there are units still under pilling stage or even empty land.

Tats good for ESC to hv strip malls.....hopefully is smtg like publika......

But i think it goid for EW to own n manage themselves the strip mall instead of selling off strata retail lots.....it also mean that i think EW is confident it will doing well so they keep for themselves for future recurring income....gd news for ESC buyer.....

130,000 sqft i assume its all 3 floors included... so... its kinda small...for comparison sake.. it has about 2.5% of 1Utama's retail floor space tongue.gif

I really hope we can have a decent size mall (say about Atria size) in Canal City...

Looks like the open air concept is pretty much speculative for now. If not mistaken the the source is not confirmed as well. Hopefully it's genuine... can cycle to buy grocery cool2.gif

For me, I think as long as something similar to DPC waterfront or Citta mall is good enough.......
Since Rimbayu already have their future planning for "decent-size" of shopping mall.

Rimbayu has the pipeline planning for a retail shopping mall. So i think ESC 130k NLA strip mall is good I think. cater to different types of needs of canal city citizens.

I have been hearing this RImbayu mall... anyone have some linky or more info on this? Cause in KK need to wait 15 years before a "tiny" mall (aka Gamuda Walk) came up... and its pretty sad.. sad.gif

To be frank, the survive of a shopping mall of a township dependent on the population size as well as population profiling. Even though for Setia Alam, I am believe they also waited for about 10-15 years for Setia City. I think we need to keep finger cross and hope for the best, as it is better for them to wait for the "right time" to construct the mall, rather than simply construct a mall without proper planning and sustainability which high chances might be failed and turn into an eye sore for that area......

Setia City came up together with the Mall.

I was hoping this would be the same with Canal City. Since we are bordering Jenjarom (and those area) hope with Kota Kemuning + Kemuning Utama + Bukit RImau + Canal City + All those related Jenjarom area, we would have a big enough pop to support a small size Mall. But then again Pyramid is only a few minutes away for the KK/KU/BR folks.... that's where I usually go if I want to catch a movie..

The 1st phase of setia alam was launched in 2003.
The mall opened before 2010.

The eramas shoplots opened soon after the 1st vp of link houses.

There is good and bad for 4 'class A" developers in one area...bcos u dunno what other developers are doing...

U dun want to compete head on...but also dunwan to miss out opportunities.

Setia alam is the sole owner of 4000acres....they can plan what they want to do...no worries about competition from within.

It looks like BR allocate quite a big sizeable plot of land for their commercial hub (dark green color).
a) One whole stretch of land from the roundabout on the north to the south facing SKVE and
b) another stretch of commercial land fronting SKVE from Flora precinct to the Bayu waterfront precinct.

Just dont know when the big box mall or malls are going to be build.


Eco world is going to build a convention center and offices on their Eco Santuary commercial area also.

Um... where else to drive to for a movie? Pyramid makes most sense/closest. Though i dont like TGV... expensive compared to GSC...

An Atria where u have some retail while the rest mostly food/pharma etc would be good. Currently lacking a decent concentration of comfortable dinner places in KK.

That place... was pretty bad previously... got those BB Plaza kinda feel... yuck..

Then it was closed for reno ma... now not sure... got time go see see try try... long time never eat the upstairs dry curry mee liao..

I believe IOI or Sunway is around same distance from Canal, just that from smoothness point of view, going IOI might be slightly better for weekend I think, should be less people use SKVE since SKVE not yet really a major or popular highway 😁

MV abit too big for my taste.... not to mention parking is hell.... thats why recently my fav mall is Atria... though there is almost nothing inside.. atleast can makan and walk abit... parking easily settled...

Looks like Sanctuary City is located just across the roundabout from the Bandar Rimbayu Commercial hub .
Santuary city is along Persiaran Rimba. BR Commercial Hub is along Jalan Flora 3.
When everything is up and running ....looks like this roundabout could be a potential traffic bottle neck.

No need to start another LH vs FH discussion here.
Everyone has their own priorities and preferences.
I know many people who die die also must FH.
I was one of them. I changed over time.
The whole Canal city 3000 acres land is LH.
Kota Damansara is also LH. Bandar Sunway is also LH.
If one cannot accept LH land...better stay away from Canal city. :-)

For commercial properties, fh/lh is last of your consideration.

Its about how long you can hold during dry period and how many u regretted didnt buy during boon period.

Yea. I remember that Damansara Perdana aka Kampung Orang Asli Bukit Lanjan area very very ulu more than 20 years ago.
After highway is built ...ulu also become 'ong'.
Highway accessibility with the right surrounding population and demographics can make a ulu location boom.

I agree with u..I can see Gamuda 257 potentially built a KualaLangatPAC on their water front development based on what they plan to do with the 257 project. eg their plan to attract their target occupants.

Any idea on what will be their next theme in EM in FEB 2017?

I have collected mine. But too bad, only given one calendar only.....and need to travel back to EG for this........sad.gif

while I would say Setia is far more generous on this. haha....
