icic. looks like they allocate quite a big sizeable plot of land for their commercial hub (dark green color).
a) One whole stretch of land from the roundabout on the north to the south facing SKVE and
b) another stretch of commercial land fronting SKVE from Flora precinct to the Bayu waterfront precinct.

That's why i said, feasibility and opportunity is high due to highway and surround population.

Setia Alam is one of the case study.

Agree bro, I'm nt saying that we should rush to build d mall, but d potential is there since there will be huge catchment market from cc , kk n bsp. More shuttle buses to ph lrt hub will also help in bringing ppl to d mall

Setia Alam on the north, this one on the south much nearer to KLIA ,Port Klang Cyberjaya, Putrajaya etc, different location.

Accessibility wise , Canal city much better than Setia Alam NKVE vs SKVE, ELITE, KESAS, WCE

This area got no 4 sins restriction (4ekor, pub, night club,karaoke, cinema) surrounded by mostly Chinese areas (Klang, Banting, Jenjarom, KK, Subang) ....probably the commercial areas can 'fly'.
Like forum member OperaGhost was saying 'Night life with booze will be happening to attract the crowd from this site of the town'
I can sense free flowing alcohol and yam seng party flowing until canal city waterfront, lakes and canals LOL

However, need to hold long term to get the full capital appreciation.

Usually for neignourhood mall....(not like those big malls lah like pyramid and 1u).. .the catchment is within 5kms radius.

If there is sizeable population..a mall is plausible.

In general, Gamuda is a good developer. They deliver what they promise.
Be it Jade Hill, Horizon Hill, KK etc.

I dont know what price they going to launch at.
Just have a feel that it won't be cheap considering that it will be a custom/designer home.

Their current psf for Jade Hills in Kajang is around 500psf- 560psf
Their current psf for Horizon Hills is around 500psf- 560psf

Maybe Gamuda will launch the 257 project at Canal City at around 450psf -500psf ??
Nobody knows at this moment. Pure speculation.
