Investment Alam perdana @ Puncak alam, Is okay if i want to do investment there

at best you can only do tandem parking. so think abt this point.

even strata, you still can extend the rear of your house, of course subject to 'approved designs' by JMB, not like individual title's link where everyone suka suka can extend.

I saw your comment on LBS workmanship is not great in other forums. Mind to furnish more with your experience on their workmanship and their response / rectifying time? Thanks. I'm still thinking to get it or not.

frankly speaking... you have no definitive answer on this... alot of developers have different team handling different projects... they do well on other projects doesn't mean it will be consistent on all other projects... my fren's LBS project defects alot but some other units defects lesser and their response time is quite slow... but in the end he manage to ask them to repair all defects and renovate to move in.... as long as the developer wont take your money and abandon... all is well...

based on this area's developers profile... maybe only EW or IJM are the one with better workmanship....

Rental rate is low..
Not even to cover ur monthly repayment
Not worth for short term investment too

Could u be more specific on how much the rental rate is? Is it RM500 p/m, RM1000 p/m, RM1500 p/m ?

Bcoz still got many choices in surrounding area

depends on your size also... rental mostly will be sapu-ed by those landed near Uitm i.e hillpark and EG... this location can only rent to those working nearby or if its significantly cheap to rent here compared to rent at EG or Hillpark....

I'm LBS buyer, Price RM406k after rebate, DP 1% and s&p lawyer has discount. My loan approve RM405,292 from affin bank inclusive MRTT insurance. Legal and stamping around 4k-5k after discount, if without discount around RM7k++. Affin bank got a lot benefit, if project was abandon affin bank will pay back progressive payment to buyer. They also got EIPLAN for legal fee loan, interest 4%. So if you borrow 7k (for legal + stamping fee) and u just need to pay interest around RM200, maximum loan period 18month, so RM400 x 18month = RM7200.

I choose this project because goverment school, clinic and selangorku apartment will build behind this project area and it backyard also nice to me. Maintainance fee also 50% cheaper compared to ecoworld. After 2 month survey, this project was in my salary range, but only 20x60 1208sqft. Its still ok for me. Alam perdana will good for investment after alam perdana school, alam perdana clinic, ecoworld project, uitm hospital finish build around this area.

Master Title = Satu kotak Pizza Domino’s yang mempunyai 8 bahagian.
Strata Title = Sekeping pizza Domino’s daripada 8 bahagian

Kenapa kita perlukan Strata Title?
Ianya penting kerana dengan Strata title itu barulah kita mempunyai hak-hak dan keistimewaan tertentu sebagai tuan tanah, sepertimana yang tertakluk dalam Akta Hakmilik Strata 1985-pindaan 2007

bro... BU berapa for 20x60? 406k is really affordable for 20x60 DSl.... but then wad that alam perdana will have? EW project and Uitm hospital not really related to this location... the beneficial township would be hillpark and EW first... the good thing is that this township is the closest to LATAR exit.... commercial activities can choose to visit those along bukit cerakah and BSC's shoplots... as these are nearer than the commercial lots near econsave puncak alam there...

you should compare Strata title with individual title.

all new development started with master title....later they will reassign to either strata or individual.

and the backlane.......

you need to ask LBS if all units have the same backlane or only one special row.

from wat I see, its hardpress for developer to provide each unit for such backlane of 30' or more....unless this is a high end development.

i think uitm hospital & EW still give positive impact to LBS project.
give more confidence to the buyer about potential of puncak alam area.

in term of image enhancement for appreciation yes... but in term of rental... tak boleh haha... investment have to focus on long term appreciation in this area...

but still waiting for all the flyover and construction near DASH completed... i think if that location jam can be reduce... the whole PMD still usable during peak hours...

with plenty of houses to choose, normally people go for lower rental rate

yea alot ppl around here looking for 1k + rental for a whole landed house... as long as u put the rent around this price... sure gt tenant one... the house wont vacant... dunno those tenants come from where though... laugh.gif laugh.gif
