went to their show room last weekend, partner eyeing the townhouse but waiting for phase 2 since ground floor all taken. left 20 ish units of first floor for town house. it is fully gated and guarded, maintenance fee at 120, cctv at strategic places, one entrance and exit for now. after rebates the price is at 315k for town house.

townhouse 315k... whats the size of ground floor townhouse unit? how about the DSL? nett price from how much onwards?

22x75 according to their phamplet, the thing is at home so can't give you measurement for one side now. DSL is 20x60, 400k ish probably after 10% rebate. all strata title including DSL. there is an 8 feet land at the back as well which is not included in the 20x60 measurement for DSL. however since strata, they wont let you do any exterior changes.

seems quite a good deal to get a DSL instead of townhouse wouldnt it? if your finance allow you... u can get a land all to yourself with 100k ish extra... for long term staying also seems more benefit...

wont disagree with you there. however see how the partner decides then. she thinks the kitchen in DSL is smaller. due to the fact townhouse gives the feeling of a longer house.

well its quite true... 75 ft.... if the townhouse is fully utilized the land... u will get a longer length compare to DSL... where DSL have more rooms and width of spaces... haha

I do feel that Alam Perdana project is quite expensive compared to those inside Puncak Alam itself.

DSL build up although 20x60 is small and mind you, you can't renovate it as they are building it up with township concept similar to Eco's project.

Only plus point is you are nearer to the LATAR exit as well as road access to Sungai Buloh. nearby BSC also had low occupancy.

i think their pricing is quite comparable now among those at the outer part of puncak alam... for example mkh hillpark... i think 20x60 also selling similar pricing... still selling out except the last phase.... mkh hillpark currently most of the phases having more than 50% occupancy rate... i think the general population here still growing decently...

from their sales agent telling another family about hill park, it was quoted at 500k, so probably around the same pricing as well but alam perdana should be cheaper by 20-30k? DSL we are talking here anyway. from wat i see, the sales arent selling out within hours but it's not too bad.

well... it takes time to sell at this location.... i think the pricing of hillpark and LBS abang adik aje... after nett off discount and freebies... but AP is strata title and hillpark is individual title... hillpark doesnt sold out their previous phases within short period... but at least they still managed to cleared it... now left the final phase to sell only i think... even premium product at EW also can sold 90% out... i think landed still have alot of potential here....

Although the price now is similar, the maintenance fees still need to be served on AP since it is strata much like Eco is. Landed is definitely not dead here. Can get for own stay and those with large family. Just that appreciation much slower.

everywhere also appreciation slow... to buy landed at outskirt area now as investment is definitely nt working... the holding cost might cost more than your appreciation... at here you can just say that you can get to stay in a decent size landed that surrounded with basic amenities for an affordable pricing.... laugh.gif laugh.gif

well strata title has its pro and con... its better from security aspect... less headache on the collection of maintenance fees compared to individual title F&G landed...

at least rm6.60 per way if using guthrie NKVE kesas... cheapest will be guthrie to federal highway... but peak time sure jam like hell since federal now is toll-less...

if u are taking motor will be cheaper... everyday rm13 toll is quite hefty for some of the ppl who used to just stay around the city...
