The 468 units townhouse or 512 units of PPA1M that already sold-out? Sales must be very good if it is real. Can share the updated sales chart for Simfoni Perdana? What do you think on the townhouse compare to the DST? hmm.gif hmm.gif

468 open for public, im not sure sold out or not, wht i know ground floor already sold out about 1 month ago, tomorrow i go there to sign loan letter offer, i will update to you the sales chart. PPA1M got less around 40k, price 260k for ground floor and 280k for first floor. While for public they sold 300k for ground floor and 324k for first floor.

i am one of the PP1AM buyers

they only open 7 rows of the intermediate unit only, 1 row consist of 26 house (upper and lower unit)

so i think they only got 182 unit, im not sure if they got more unit from the developer although PP1AM website stated that there is 512 unit available

when i finish picking the house there is many unit that still available, less than 20% for upper unit and around 50% of lower unit

but for the normal phase 1 lower unit townhouse there is on less than 10 unit available

btw is there any whatsapp group LBS alam perdana buyers?

Agent also told me 512 unit for PPA1M, maybe new phase will open. In front of lbs opposite road also their land. I thought sold out because about 1 month before booking, agent told me first floor sold out and half reserve for PPA1M. So which floor you choose? Not yet.

i choose the lower unit..im really lazy to go up and down the stairs biggrin.gif

oh..they got any plan for the land opposite the road?

from their master plan there a plot of land reserve for school and clinic, i hope there is support from the gov to built the school and clinic

Have u signed the loan LO? Do share the sales chart if u managed to snap. Not bad ppa1m discount around 40k, but is the same rebates / promotion given to normal purchaser offered to those ppa1m buyer too?

yellow line is the unit opened to PP1AM

the red line is 1st phase opened to public

the others is on the next phase and on my last visit they havent open the next phase yet but lower townhouse unit almost finish

hi kind share with me what to do before/after sign loan letter offer, what document need to prepare (agen and bank officer tell already just to double check). what information need i know during LO. what questions need prepare (already google..just to double check). i will sign LO tomorrow. first time buy house. me book lower simfoni perdana..thank you

Seems the ppa1m units being offered are quite fair as they are not situated at the deepest side of the development. I assumed the higher price for upper unit is due to additional usable space on top of porch slab right? Does lower unit has yard space at the back of the house?

Also the Spa, Loan legal, MoT absorb by developer for ppa1m units?

Hi, Im also one of buyer LBS Alam Perdana.
Juz now i got info there is another project beside AP called Myra Alam.
From the website it offer better price and design house. 20x70 for rm400k and above. Sighh~~~

tak boleh compare location macam ini... puncak alam also ada difference on the locations one... those LBS, hillpark, EG will be more convenient to in and out during rush hours due to they are nearer to those exits to highway... and the shoplots along the main roads will be faster to grow compared to alam jaya now...

Agree Bro. Juz saying in terms of design and price. Myra Terrace has better design. 20x70 plus got balcony. If LBS Irama Perdana got balcony is already great to me. Hehehe.

i think for landed should be still okay la with or without balcony... cant see anywhere further than your opposite house... haha...

the design and price seems better... i think also due to their total land size and number of units... very small pocket development of terrace... haha.. to stay in this area... most importantly must G&G or F&G... security and perimeter fencing is a must...

Mmg a little bit scary and dangerous due to road condition. Everyday this is the road that I have to faced as I rented at Taman AP behind the LBS.

Booked Myra Alam instead of LBS because:

Myra Alam provide 17% rebate (10% for early bird, 7% for Bumi rebate).
Individual title instead of Strata Title but with G&G provided.
House build wise, it's similar to ecoworld.
