hmm.... you think who will be your targeted tenant in the future? if for own stay.... you can buy now... wait all the landed project VP... then you will see more residents around u.....

two years ago i was also skeptical like you.... but aman perdana maybe slightly off compare to the surrounding of puncak alam... at my current project... single storey selling below 400k... above 350k if not mistaken...

generally puncak alam have basic amenities that you needed with tesco econsave and some other commercial lots... for entertainment you can go setia alam which is 20 mins away...

anyhow... this area has already been boomed alot.... come and decide for yourself.... no one force a gun for you to stay here.... occupancy rate and basic commercial activities limited is only for those aman perdana and further inside... those built surrounding to tesco... basically having very good response and alot more own stayers.... and bear in mind... PMD is not your access to get out from here.... drive and waze and feel it yourself... google map through your desktop only is not enough....

still need time for this surrounding area to grow.... wait til the outer part of puncak alam (EG, Hillpark, LBS etc) boom further then we will know how it goes... as for now the inner part of puncak alam really need time.... even with a good concept project... growth still need to come slowly....

if thats the way... alot of new townships require more working opportunities also already... like canal city, semenyih, alam impian, elmina, puchong south... haha... at least there is some indication for the super hospital at UITM coming on here....

inside puncak alam actually gt a few small industrial and also a few MNC offices inside as well.... not to the extent of fully able to offer alot of job opportunities... but there are some.... just like cheras area, the actual offices jobs opportunity is actually very limited... ppl still need to travel to KL, PJ, subang, or even Cyberjaya to hunt for more opportunities... in the end its all about access options.... laugh.gif laugh.gif

i think if u come out late.... might be 40-45 mins.... because u need stuck at PMD... and then the famous jam at traffic light area before glenmarie.... if no jam usually 25 mins will do....

depends on whether u really need to use nkve that much or not... so far i go work at uptown.... i can dont need to use that route... of course from my side of abit more option than from puncak perdana.... my fren living in cahaya spk also cannot tahan the jam in the morning at PMD.... laugh.gif laugh.gif

not super optimistic... in line with the moving of Uitm main campus and the construction of super hospital.... there are quite good chances that government will give some focus on developing this area... and considering EW have a very grand masterplan for this area.... with business park and other shoplots... there's a chance... however we remain cautiously optimistic... and for ppl looking for affordable double storey landed and working near subang, pj, shah alam, setia alam, meru.... this is not a bad place for staying... considering all the basic amnesties already in place...

just lack of SJKC, pork, direct exit to highways and major mall... but for mall... i dont really think its necessary yet.... malls are oversupply in klang valley.... and going to setia city mall from here doesnt require alot of effort...

to be honest with u... its not a ghost town anymore since one year ago... after the completion of MKH project there.... and the township beside hillpark... the bandar saujana utama by glomac is matured enough already.... with high occupancy over the whole township... tesco already there for quite some time... other basic ones like econsave speedmart etc... operating thr for very long time... the econsave there is one of the very profitable branch since my partner is the auditor of econsave... for those inside old puncak alam... the distance from Uitm and EG might cause them require some time to grow.... but eventually the growth will be there....

of course like i mentioned... its cautiously optimistic... as a resident there... i dont really want the township to develop to the extent of busy business center or very hot commercial area... i still value the peace and serenity there very much... albeit not as peaceful as elmina... lolz...

Glomac is slightly bigger than LBS, but LBS is cheaper..

But I calculated roughly, not banyak beza bayar bulan2 coz project from LBS needs to pay for maintenance (if I'm not mistaken) bcz they are strata title, meanwhile glomac doesnt have maintenance fee.

yea... depends on what factor you wanted.... if lets say u wan some flexbility on renovating your house... glomac to go.... if u wan safer consistent environment... LBS is the way to go.... both developer quality abang adik anyway... just look at which u value more.... haha... security or flexibility.... lolz

the future u are looking at... u might not even still alive by the end of the land tenure... haha.... and if u get individual title landed... just apply for renewal before u sell it off if you concern that your hse value will affect by the lease years.... and if government really wanna take back leasehold lands for redevelopment... sunway will be the first.... instead of puncak alam here... lolz...

yea... its quite far to go jalan kebun from here... maybe you should find some landed near telok panglima garang there... which im not sure gt landed at such pricing or not.... so far... the new townships in klang valley.... landed price getting higher.... even in this area... some newly VP landed within one year plus... already transacted at 20-30% increase in value compare to their cost price....

for own stay u can consider here... for investment... not really good for now... so many landed... so little students in Uitm... and they have their own hostel... haha....

built up 1200 sq ft... ada 20x60 land ka? i think 20x60 can make a 1500 BU landed also? hillpark and Glomac Saujana able to sell at that price with bigger BU sizes.... their BSP 90% developed... so far the occupancy rate there ok?
