Hye may I know is someone in this forum buys a house from LBS - Simfoni Perdana?

Currently I got an offer from this agent says that this house is available but cannot go in to see the house as they said need to make a loan and buy it first then get a key first. It very unusual to me as my research if subsale house can see the interior part of the house. So I proceed with the loan and by that I also google review the house and it seem good but as I go deeper through facebook and join their house community, I ask 2-3 tenants there and what I got is rather than positive, they said the house got a lot of cracks and water is all over the house if rains.

So I asked the agent about this and I insist to check the interior with my bare eyes but the agent said cannot as they will give me one-time fixes when I got the keys. So I asked again the tenants there some of the people buy subsale also and said as today their one-time fix is still on hold. Is this the reason why the developer don't want buyer to check it first? I am very dont know to do right now as this is my first time to buy a house. So if anyone in here have a history about this developer please help me out.

As now the loan and S&P is being signed but last week I got called by developer lawyer said that the bank dont want to reimburse the money due to strata title is now available to rename my name. So bank want me to settle the STRATA title with new S&P before proceed. So there is a choice for me to proceed or canceled. Please help

Once u signed not easy to cancel. Check your SPA clause, penalty is usually 10% of the property purchase price and next time apply house loan again not easy to get approval.

When is vped? Under HDA Malaysia, the DLP is 24 months. Any defect within 24 months developer has to fix it within a time period after reported to developer.

If after DLP period then good luck depend on developer want to fix or not.

I got a promised from developer with one time defect repair and I can check with any defect inspector and make a report so the developer can repair. but as I check with other owner from their experience, till now there is almost 1 year no repair and ling time to wait. So as now, the dev lawyer call said that there is an issue with SPA and need to do the sign back as the STRATA title is now available to be under my name. So its a great time for me to cancel right?

Bro, looks like you are buying completed unit from developer. If you feel uncomfortable, just walk away from the deal. When you buy completed unit there is no DLP. Its on an "as-is-where-is" basis...just ask the lawyer. Meaning if developer don't fix, there is nothing you can do about it except to rant here ranting.gif . Very unfair not to let you view the place since you already signed. Insist to view or say you will walk away if no viewing. You don't want to have to spend thousands to fix up the place just after getting the keys.

Check that unit has it been affected from flood.As I know the flood last year also affect that area too.

True..so many red flag. Especially not allow to view b4 purchase and One Time Fix.

Subsale that can't view interior is basically scam. Why signed when there are so many red flags. There are many properties out there. All the best ya.

For me I will stay away from this deal.

The only reason why the developer will fix the defects during the DLP is that they can only claim the balance of 5% of the house price after DLP ended with no pending complaints.

In your case, it's just a promise and they can just break the promise. Is there anything that would cover you if they don't fix the defects?

And the fact that they don't allow you to see the unit you're buying is a major red flag.

You buy the house from agent or developer? indeed very weird they dont allow you to view the house, and that's a big sign you shouldnt proceed signing s&p.
