i heard that there is new development in Country Height Damansara, called Hampton Residences.

Anyone heard anything about this development?

just saw their show room nice thumbsup.gif . Hope they can deliver as the showroom. brows.gif brows.gif met their sales staff and was told they will be releasing 1 batch of 140 units price RM700psf+- . with semi furnish.

Just pass them a prebook cheque. Hope can make some $$$$ in future. cause I was the 1 batch owner of Regalia & Royal Regent. and I make good $$$ from there. brows.gif brows.gif despite their quality and workmanship is not up to my expectation ranting.gif vmad.gif bangwall.gif mad.gif

My personal banker (used to apply loan with her and now become bff) was invited by the developer for briefing. She ask me to drop by to sales gallery to have a look on the show unit but what really attractive to the project is the facilities provided like water salt pool (sea water? confused.gif ) , crystal salt sauna (not sure what is this but sound good for health hmm.gif ), aqua gym.

Sound very interesting. Thinking to drop by this Sunday.

Hampton has unique facility that i like , namely like ; Aquagym , crystal salt sauna , indoor golf and amphitheatre ,I quite like their design, I'm going to Nego for bulk purchase since my side has a few family member interested with the unit , currently i have 4 interested , any one interested to group together for bulk purchase we can ego for a better price.. rclxms.gif bruce.gif

Nothing much. It was raining so I just made a turn to see see look look when on the way back after visiting their sales office.

It is right beside the toll and make sure you keep to your left before the toll (to PJ direction).

As per updated info, there is alternative access road into damansara country height area, its thru PJ Trade building there...

From PJ / One Utama direction, it will be complicated as it involves a number of small roads..

It will be much straight forward if you coming from Bandar Sri Damansara / DPC direction.

Good news is , we @ the front. So dun have much effect of the traffic issue. With sharing the CHD address the value of the property will be better. Ie DamanSara Height or Bukit tunku.... rite? hmm.gif hmm.gif With tat kind of price of RM750psft u prefer buy in CHD or cheras address? confused.gif which now Cheras also calling RM800-900psf..... wub.gif wub.gif wub.gif

There is reason why bukit tunku and dsara heights dont have many high density condo projects...and arata bukit tunku didnt do so well in subsale market...next to ever busy jln kuching...

Actuallly i always consider arata as jln kuching project than bukit tunku project.

No immediate makan stalls...not walkable to anything no public transport....

The infra just not catered for condo dwelling

If you read the media presss... Mayland bought the land from Country Heights more than 10years ago.

It is Country Heights address but I think the amenities and road not designed for high density project. Therefore the residents object to the proposal. Been on burner for donkey years and cannot take off.

If you refer to Velocity or Ekocheras, Different concept and target market as these are the integrated Mall-MRT-office-residential development and it can't be compared with standalone condo like Hampton.

Despite the developer branding and quality is on doubt. How do you define 'under-priced' property such as hampton?

Why basis you used to determine the normal price before u came out with 'under priced'?

Base on my own study , with the current new launch surrounding like in TTDI by Naza Segaris now already calling $1250psft, Sime Darby @ KLGCC next to TTDI entrance also indicate the launching price will be above $1200psft. with the latest news of Malton Pavilion they also going launch 2000 units next to Kiara Park the indicative price also $1200psf.

So with the price below $1000psft , so I think reasonable and under lor mega_shok.gif

I'm not referring to u, rather the person u quoted previously. To make this clear to u, Weiwei98's post history indicates that he's an obvious Mayland supporter/sales. Whether access is good or not, it won't make a difference to him lol.

Access is still crap despite some improvements and CHD residents have their own access via Penchala.

The CHD dedicated access at the moment.. is bad... However there are some even worse smacked....

The thing is with other developers they will make improvement on infrastructure. But not with Mayland. I owned Regalia before and the promised link to LRT station and Jalan Tiong Nam. Out of sudden. they could obtain CCC for Regalia without doing the improvement. I do not expect they will do any improvement on access.

Nevertheless with Mayland... They usually leave some money on table to early buyers.

This is a car owners condo...
I might be wrong..there is NO amenities or eateries within walking or walkable distance....

Definitely no lrt/mrt. I dun even know if there is bus services....

You better hope that Empire City comes with shower facility for public.....walk there and can have a shower before comfortably take your meals or kap lui.....

I would choose my desire unit upon the soft launch target on next month. Preferred unit facing to DPC, lower floor will do (cheapest)

I think the main selling point is the location and whether you think it is a prime location for a condo or not.

Where most PJ newer condos have breached rm750psf.

3. M&E

I am layman but correct me if I am wrong. material selection is not part of conquas.

Also a lot of developers when they quote conquas... it's only for architectural ie on paper wise..

salt water pool (by using salt mostly in your chlorination) saved money and chlorine in the long run. But the salt water pump is more expensive than normal chlorine pump.
No..they dun import sea water to fill your pool. Just by buying bags of salt and mixed with normal water.

Crystalised mineral also another newer technology that can add to the pool to make the pool looks nicer and crystal clear. But I am not sure what is the purpose of putting them into sauna.

The rest I agree.

Went to have a site study recently, found the belows:
1) Quite closed to the HTC along NKVE, measured from google maps showing a diatance of around 350m.
2) The nearby Empire City project looks slow in progress.
3) The road condition for access from Bukit Lanjan is not so good, and quite difficult to notice the turning into the small road if you are not familiar and coming from BU direction.
4) The forest facing view is nice!

And I think the closest chinese primary schools are the one in BU and another one in Kepong near to DPC.

Conquas certified does not guarantee anything.
Its akin to an exam.
So the developer is telling you they registered for the exam.
No guarantees they will do well in the exam.
Malaysia equivalent to conquas is called qlassic.

So the salt water thingy has nothing to do with conquas.

For me that is will be USP.

Ok get ur meaning now. There are so many shopping malls in PJ within close vicinity and short driving distance. If I will drive to EC, I can drive to oneU, curve as well. I do not think many prospect tenants as these will most likely stay in halo/sunday/colonials etc.

there r few toll free routes now if come from PJ, should be more when EC and Damansara Specialist Centre II (KPJ) are completed.

1) from DP, go to flora damansara side then goes under the tunnel
2) from Penchala link, TTDI exit, goes thru Kg Penchala
3) from LDP, coming from PJ side, u turn at DP then turn into Jln Damansara slip road (near Audi/Infiniti showroom)

edited: sorry misunderstood ur question. If come out from the condo, then it is much easier, like BeanCounter said, just join LDP after come out from condo, no need to pay toll...

Yes, confirmed KPJ (aka Damansara Specialist Centre 2) will be built there, around 1km from Hampton Residence and next to Empire City.

U can take a look at the notice board at the construction site.

Second I really cannot imagine how can strategy location can be a selling point?
If u ask anyone come can I drive to the site 10 out of 8 will say I know it Juat beside LDP bit I donno where are the access.
Either u pay 2 time tol coming from PJ or u have to drive along the samll Kampong road. Turn, turn, turn and turn again. Something like u see is near but in real is far.

Dunno about propcafe on foresta...but i bought at rm400psf first phase..sold 520psf within 6mths after vp.. givrn its relatively bigger size...ok wor in this current mkt. Whats wrong with Foresta?

Country heights damansara KL.

This will be the only highrise in the entire country heights damansara enclave. Mayland will be launching 6 storey townhouses (3 dwellings) next year, next to hampton...
Rumoured to be 2mio each for townhouse.

Only problem is the access...from pj side...could be tricky, knowing mayland wont inprove on infrastructure....and ec half dead...

But to get clear forest and unblocked view....rare to find in tis part of damansara...and lower density (unlike foresta).

Comparison between Hampton and WS3 (the closest new launch condo in this vicintiy)

1. Accessibility - From PJ is tricky however to KL is breeze. The most important is do not need to pay toll where the rate is only will go up.
2. Ride on future catalyst such as undercon KPJ hospital and Empire City Mall.
3. More freebies in Hampton such as fully equipped kitchen (with microwave oven, fridge, washer/dryer, hood &hob), aircon, water heater, master wardrobe and plaster ceiling. Where else for WS3, developer only provide kitchen c/w hood & hob, aircon and water heater. The standalone bathtub provided in Hampton also top notch quality.
4. Address - CHD is more exclusive however DPC obviously is the more popular and well-planned township
5. Unit Layout - Hampton has fit in 2+1 bedroom (with +1 as potential guest room) in 924sqft. Where else for WS3, the 2 and 2+1 bedrooms are from 1055sqft to 1377sqft. Only if you are buying >1400sqft, you will get the 3bedrooms. Both development also without wet kitchen and yard for same layout configuration.
6. Hampton is 700units sit on 3.2acre land ((220units/acre) almost double WS3 where WS3 only has 469units on 4.27acres (110units/acre) however majority of units are larger than Hampton. The higher density is mitigated with more lifts. see point below.
7. Hampton is on commercial title where else WS3 on residential title land
8. The Hampton sit on common carpark therefore not just need to use the lift ONCE to the unit. For WS3 (similarly to most condos in DPC) the carpark block is separate from the residential. Therefore if your carpark is not on ground or the link bridge level, you need to use lift twice and walk further which can be inconvenient if you are carrying groceries or heavy bags.
9. Carpark - Hampton only offer 1cp for 2+1bedrooms where else WS3 comes with 2 carpark minimum
10 Prices - Hampton nett price is approximately from RM760psf where else WS3 is RM780-800psf for similar 2 and 2+1 bedroom setup.
11. Developer reputation - PPSB is definitely more reputable than Mayland
12. Ceiling height - Not sure about WS3 however was quoted Hampton will provide 10.5 clear ceiling height.
13. Maintenance Fee inclusive sinking fund - RM0.40psf for both Hampton and WS3. Means for Hampton the 2+1 924sqft worked to be RM370 per month where for WS3, the 2bedders 1077sqft is RM430 permonth.
14. Each block in Hampton has 3+1 lifts (350/4 = 88units/lift) where else WS3 has 4+1 lifts (94units/lift). Inclusive the cargo lift.

Personally i think aside density, developer reputation and carpark issue, Hampton would be one of the few new launches in this part of PJ. There are rare and few launches in REAL PJ location. There will be new launches in Seksyen 13 such as ex-F&N and KDU however the rumor price seems to be closer to RM1k psf. BIJI in seksyen 17 already asking for RM800psf.

For this reason, if i am going to buy between these two projects, i will choose Hampton.

For Hampton, all units currently priced from RM760-800psf

As i understood.... the ASP in WS3 is around RM750psf. the lowest price 3 bedrooms RM560psf must be one lucky buyer!

Anyway, if you read my post carefully... i am comparing more with 2 and 2+1 bedroom configuration rather than specific 3 bedrooms.

How to compare meaningfully with 9xxsq in hampton?

Hampton's 3 bedder 13xxsq....layout cmi.....si beh wasted space especially the wrapped around balcony and one escape fire exit.

the space i think can be re-used quite easily by install a gypsum board. you can use it as a store room.

the killer is probably the L shape balcony where you really need people who enjoy outdoor space to buy the corner units.

Didnt realised small ws3 has below 650psf....i only fovused on 3 bedders 14xxsf last time...650psf..smaller i thought more exp...then realised the land besides ll be building affordable housing/ppa1m...so gave up. But ws3 ll look like OCP...llwill look good! But dpc highrise the layout for 1000sf or lower generally suck!

Personally i think aside density, developer reputation and carpark issue, Hampton would be one of the few new launches in this part of PJ. There are rare and few launches in REAL PJ location. There will be new launches in Seksyen 13 such as ex-F&N and KDU however the rumor price seems to be closer to RM1k psf. BIJI in seksyen 17 already asking for RM800psf.

i am confused. is hampton KL address or PJ address?
if KL address, why want to benchmark against REAL PJ location?

Just that its franked by sri damansara damansara perdana nia. One side is kampung ttdi, kl address juga.

But FEEL LIKE pj address.....bcos its next to ldp toll.

I thought Hampton is Schedule H residential property on commercial land? Hence, the concern of higher assessment and water charges.

Hampton the address is KL but locality wise... closer to PeeJay. Even the comparison development in the sales office all made with PJ properties.

The 1350sf unit layout personally, i dont really like it as i feel space was wasted with the huge balcony and the utility area.

924sf unit manages its space more efficiently. The only complaint is the living area too cramped, as its dpaces is used on the bedroom more.

810k before rebate for 924sf and 1.1mil onwards for larger unit.

the room space I think just nice, only master bedroom is longer

Yup the big unit, personally I think not utilized in a more balance way. For me I see lot wastage.
For 924sf. Is OK. I don't mind big bathroom.
Kitchen is small. But I am OK.. I hardly utilize it. For me it is more like a pantry. I rather have it as compact and give the space. To other area. So I don't have to clean the kitchen do often. Hardly using it. Hehehe

Hey I dropped by last Saturday to view the show unit. Planning to book 924sf in these 2 days. Surprising the master bedroom is so grand for me. For me, I would say the entrance isn't an issue for me coz for own stay purpose, plus working at PJ area. Can escape from toll+ low density. Recommended πŸ‘πŸΌ

But agreed on the mbr....rarely developer gives such a luxurious mbr these days...they rather squeeze in another room or two foe the size.

Even ppl say qualities and poor management of the developer. we still think others developer worse than them still can sell in KLCC .wat can go wrong? I got a question, does the maintenance fee for "Service Residence" VS "Condominium" could different a lot?
For example unit 1100 sf, Currently developer telling is RM 0.40 psf, My friend told me that it could be higher. Is this real? Typically/Commonly how much will it cost for 1100 sf for Condo vs Service Residence?

My Feeling is Condo Maybe around 1100 * 0.40 = RM 440,
While Service Residence could be around 1100 * 0.80 = RM 880

is this estimation correct?

It really depends how the QS or the management CCM meeting on how much they should charge base on this la that la..

But you may ask them is it included sinking fund? which is 10% of the M.Fees. 0.40 + 10% = 0.44

Correct me if i say it wrongly.

The facilities on Hampton is quit comprehensive so I think the fee should be there about. Furthermore this is commercial title land therefore the water bill will be significant higher than residential title land.

RM0.40psf ok lah...ICON CITY now charge RM0.50psf to RM0.70psf (depends on which tower).

During launching and SPA, their 'indicative' maintenance fee was 'RM0.40psf' but after handover all purchasers got slap by the super high maintenance fee.

I think combination of many factors. The absolute price >RM750K probably already eliminate 90% of prospect buyers in LYN (not disrespect to some SIFUS here). Coupled with Mayland reputation and unfamiliarity of CHD address, I believe partly contribute to mute response in the forum.

My observation is many threads in LYN not many engaging discussion and most active threads are just chui sui so I guest it is all goes well whether got buzz or not in LYN.

From investment POV, chui sui in Lyn not always translated to higher return. I can't remember which hot thread in Lyn that give extra ordinary return to the buyers.

You only know in 4years when all these projects VP-ed.

Foresta is JV between InP and Mayland.

Mayland doesn't have good reputation in their previous projects...but their projects are still standing....just their built quality not up to desire standard...like water leakages in bathrooms.......as far as I know.....but still far better than Empire Mammoth.

And this Hampton project they will engage CONQUES......maybe it will make a different......but mayland dna......not sure can change or not.... blush.gif

aiya every development got its good and bad...most of their project delayed but if u check back their regalia...although its delay but its so a hotspot for airbnb...so many ppl in and out...I tried there before...

I only bought one CONQUES home so far...and the vped experience is out of this world......thumb up....

very few defects (less than 10, maybe 5).......

but as in any other things in life.....after some times (5 yrs or more).....you can expect some repairs coming up.

COnQues is the quality control from Singapore. if developer scored lowly in conques also useless I guess......

what is Dp?
the project is under HDA, surely you can file complaint to housing tribunal....
maybe you should check out Foresta....tis is their latest completed project....

so far no issue of Mayland paying LAD. None that I am aware.

Saw the showroom and find it is such a waste they make the 1300sqft with dual key. If they do a proper 3+1 layout i think plenty of people will buy it for their own stay. Maintenance fees is at 0.45 cents!

but still I would have wished that the layout is better designed.....totally dislike the wrapped around balcony.....you are paying close to 100k for the useless L shape balcony (but gained one extra carpark).

Yes that was told by the sales guy but still i also agree that they can do better in terms of the layout. The area between the kitchen and the 2nd exit door is just weird and yes that balcony is too big and waste of space.

went to visit the showroom last week.

a few observations, and merely my personal opinion:

1. there was a sliding door (sorry cannot remember which part of the unit) which would not be provided in the actual unit. the agent informed us that it would be a hinged door. i felt that was a bit misleading.

2. wardrobes would be provided. but the designs will be entirely different from what was shown in the showroom. agent informed us that she does not know how the wardrobes would look like.

3. they used glasses to separate the master bedroom from the master bathroom. that was also misleading because the actual unit will have walls instead of glasses. so you have to re-imagine the actual layout / space.

4. if you are visiting, you need to ask the floor to ceiling measurements because the showroom did not show the actual height.

having mentioned the above, the overall visit was pleasant.

For those buying their first home -

I booked one unit, applied for loan with the panel banks.. got rejected by all except Affin... the panel bankers do not include international banks or CIMB (easy to approve)

Panel bankers -
Maybank
UOB
PBB
Affin - Offered 70%
RHB
MBSB
Ambank

Besides Affin & RHB.. my experience with the rest of the bankers were extremely bad...

However, long story short... got my booking refunded and I am thankful for it smile.gif

Basically, while going through the loan process, i was scrutinized or should i say 'roasted' by family members and friends...

4. Roads & Tolls - Access to city centre & back will not be easy during peak hours as the roads surrounding the vicinity are usually jammed up similar to LDP.... if not for the jam, toll costs are something to worry about.

5. Lastly I wasn't too happy about the 5 star hotel/serviced suites on the other block... this would cause alot of short term rentals going on in the condo.. with that being said, there will be alot of wear & tear on the facilities + alot of strangers/unknown people roaming in the common areas...

I would not want to deny that they have done a great job with the planning and have put in alot of thought into the details of the architecture & facilities... kudos to that. However with that being said, it would not be something that a person like me would want to invest in.Bearing in mind that I'm about to get married, make a first home purchase for my own stay, still working 9-5 and not belonging in the high income group.

Should say that this project will be more suitable for own stay, not much other project can offer forest nature view nowadays. I think it should be freehold status also? but i do agree that lack of eateries nearby and not to mention only 1 carpark being offered are minus points here, ended up i drop my interest at this project too. Anyway glad that u have chosen your dream home thumbup.gif

it is freehold. the electricity bill of ED, if i am understand correctly is the developer con job as it is not direct charge out from tnb to the unit but bill by developer..same to the flat rate of rm60 water bill. Agree, hotel will ensure all the facilities in tiptop condition, resort feel all the time..other than that one carpark really not the issue, call uber grabcar more convenient, save time no need spending 20-30mins only look for carpark in one u ikea during peak hour...geohan do the foundation works for this project, they r very famous in micropile in this field

yup, many feel that this project is nice, location is great for own stay. But i feel that there are no shops around the area, need to drive 15-20mins to nearby mall for shops. The retail shops located on ground floor is open for sales too, not sure any restaurants or grocery shops will be there.

Thos hamdan only got two sizes....2+1 9xxsq and 3+1 13xxsq.
Definitely not comparable to most projects.

I dont think it will be fair to compare Hampton price (which in 4 year time), with Angkapuri which is a 20 year old condo, almost quarter a century apart.

New launches in MK would be at least 850 psqft, and Kiaramas units which near to the forest will be around 850psft also.

went last weekend, the agent told me that 80% of Phase 1 sold, from what i seen, facing forest one actually seems ok.
says will have quality control on this project. coz i saw the GEOHAN and tried google it only know is big company doing piling. (and that's why i make up my move to visit their gallery).

I just went to the salesgallery for Hampton Damansara lasr weekend. They are offering very good promotions package ya. + their CNY angpow rebate of RM38,888 Quite like the location of the project especially being next to forest. Love the green surroundings.

The Sales person informed me that the developer are putting in Q lassic assessment with This Hampton project.
they said that this is to ensure the development quality getting access by CIDB malaysia.
Anyone experience with this Qlassic before ?

Geohan is the foundation and piling contractor...now they changed to a china contractor so probably going for structural stage soon
but never heard of this name during my career in chinese contractor firm last time...one thing for sure they are cash rich brows.gif
workmanship wise still depends on the subcon they assigned

Most likely early batch buyers can claim the LAD if developer complete behind the schedule..

Ya, i think so. There is no buyer signed in 2016, most Block B buyers signed on 2017 & 18. So far, the only Block B open for sell, Block A no news all all..

Beware if you wanna book any unit with them. I have been waiting for the refund of my booking fee of RM1000 since forever and there is no news of it. Sweet promise of 100% full refund of booking fee upon cancellation. Bullshit!

This hampton site is right next to kepong ldp toll boost....no building yet (at least not that i am aware).

Your hospital sign one is further up.....hospital already almost completed.....i believe nearby is the malay reserve condo called tree.

thanks, i am thinking of booking the 1426sqft. Will the developer drop down the price this year because there is so many property that is coming in Klang valley? The competition is strong for a condominium nowadays, too many development and so many unsold units.

there is 1426sqft, i heard opening of block A end of this year..thinking of buying for own stay as I am staying at TTDI area. but the lack of buyer is scaring me to go for this project. Maybe if they drop the price ill consider.. Any sifu here bought this property?

how to drop???? this project is not exactly expensive or over the top to start with.

the small reception might be to do with Mayland brand name than anything else. Also the access especially from PJ side.

Hey, guys...came across this project and seems like it's not too bad from the offering but I'm not familiar with the location, thus not sure how it really is. Came here for reviews from all but seems like this thread is quiet and for a property like this, it gets scary :/

Perhaps if the gov abolish ldp toll, it might get better and when empire city 1 n 2 fully completed it may create special demand.

Initually mayland wanted one of two blocks to be dorsett hotel...dont know if they still stick w the idea.

Location and address wise, its good and its freehold, not in a crowded area.

Further up from hampton, there is another smaller piece of land next to htc. Mayland also owns this land. Earlier proposal was to have 3 or 4 storey townhouses.

Same w people stay at dpc or bdr menjalara from pj.

But sanely you wont pay double toll just to get home from pj.
Just use one of the two options
1. Via tunnel thru flora damansara
2. Via empire city.

But the old jln damansara is only two lane road....by pass the new hospital.

For me this is the only setback beside one cp for most units and there arent any extra to purchase.

I rather be the only condo in the entire country height Damansara address than one of the many condos in dpc.

people that buy dpc condo will never have the second look at Hampton, and vice versa.

Visited the showroom a while ago. After 2 yrs of launching, only 60% sold on Block B while Block A not open for sale. To me, I think the location is quite exclusive, but reading only one carpark is a big turn off. Really hope this project do well and have good delivery of final products.

Its less than 50% based on the chart share by the SA. After 2 years launched less than 150 unit sold out of 700 unit i think it will be a ghost town when it completed. Only 1 cp for a 2 bedroom is the main concern i guess. I saw the one facing country height for block B still got a lot of choice, those facing ldp even sold few units only.

still got a lot of choices for those facing Country Height, recently got call that said there giving more rebates but they din reveal any, wan us to visit gallery. Based on the previous chart they show they said sold 130+ units only.

if you dont mind to to pass the toll everyday when you come back from Kepong then is good for Ownstaying lar XD
where you can use the Empire Damansara to access to the side if you coming back from PJ. Public amenities is not the selling point for this project already XD

just went to the showunit last week, the show unit is right beside the construction side, i remember last time was in 8Trium mall when they first launching.

currently already built up to 26th floor, estimate next year Q3 will complete.

buy early so that you can pick the best unit ma, moreover you buying for ownstaying then you can choose a best view with nearest to the forest ma.

Block B overall the buyers are buying facing Country Height unit.

Check with SA said that it gonna be done earlier next year but when try to check wit the site they said at least 3Q nex year. When im buying this they promised this will be deliver end of 2020 and i just got it from the brochures as well .

Hi, have just visit the sales gallery on last weekend.

as per current construction is nearly 60%-70%, but tower A still not open for sales.

any sifu know the inside story?
