For those buying their first home -

I booked one unit, applied for loan with the panel banks.. got rejected by all except Affin... the panel bankers do not include international banks or CIMB (easy to approve)

Panel bankers -
Maybank
UOB
PBB
Affin - Offered 70%
RHB
MBSB
Ambank

Besides Affin & RHB.. my experience with the rest of the bankers were extremely bad...

However, long story short... got my booking refunded and I am thankful for it smile.gif

Just bought a unit in OKR.

Basically, while going through the loan process, i was scrutinized or should i say 'roasted' by family members and friends...

1. Getting into a 775k debt (90% loan) for a 9++ sq.ft leasehold condo with 1 car park just didn't make sense to any of them.

2. Location-wise - public transportation isn't available within 1-2km radius (although the agent did say there would be shuttle service to the mrt station near ikea... how much can we trust these agents?)

3. Commercial title - Electric & Water bills would be at a minimum of RM350-400 a month excluding maintenance.
(My personal experience staying in commercial titled studio apartment in Empire Damansara.. I stayed in a 400sq.ft unit - 1AC running 8 hrs a day, 1 small Fridge running 24/7, one electric stove occasionally used, Washer-Dryer combo machine used twice weekly, and TV used 2hrs a day or less cost me a minimum of RM250 + Water bills at RM60 flat rate every month)

4. Roads & Tolls - Access to city centre & back will not be easy during peak hours as the roads surrounding the vicinity are usually jammed up similar to LDP.... if not for the jam, toll costs are something to worry about.

5. Lastly I wasn't too happy about the 5 star hotel/serviced suites on the other block... this would cause alot of short term rentals going on in the condo.. with that being said, there will be alot of wear & tear on the facilities + alot of strangers/unknown people roaming in the common areas...

I would not want to deny that they have done a great job with the planning and have put in alot of thought into the details of the architecture & facilities... kudos to that. However with that being said, it would not be something that a person like me would want to invest in.Bearing in mind that I'm about to get married, make a first home purchase for my own stay, still working 9-5 and not belonging in the high income group.

All that is mentioned above are of my personal opinions/thoughts and if i had said anything that is inaccurate, kindly PM me and i will make the changes. notworthy.gif
