Based on previous news coverage superlink starts from 1.5million while semi d 2.5 million. Prices seem to be higher than similar developments? My guess would be Strata as that whole area is planned for stratafied developments like Wisteria when I visited the sales gallery few years back, not sure if there’s any change to it

Thanks for the info. I myself prefer strata in the area, no simply do house extension and business such as kindergarten...

Should be strata. Was told avela is the last individual title for IJM in rimbayu.

Then again, plans change all the time so can't be 100%

Sanctuary mall reopening after their major renovation this time round with Jaya Grocer hopefully it will do much better. For residents here it would definitely be a good news, now can skip the jam at the kampung lombong traffic light as most people go quayside mall for grocery shopping but now can do it in sanctuary mall instead. More traffics will be diverted from quayside mall after this will lotus’s opening soon year end as well.

Yes, none of the developer has the will to solve traffic issue here, guess the whole area developed by multiple developers doesn’t help as no one want to pay for full bill that can benefit other developers. Until state government do something I guess we still have to wait 10-20 years, it’s really BS where there’s no direct access to SKVE/WCE while the township sit right next the the highways

More like failure of city council and in this case MPKL for allowing such a huge project approved without traffic remediation project completed first

For example MPKJ only allow SP Setia to develop their Semenyih land unless they agree to foot the bills in building the EcoHill link highway to Lekas .. and SP Setia had to agree even tho other developers surrounding benefits hugely too

Yup. MPKL is accountable for the traffic plan. May be some of the roads are to be built and handed over to JKR, but MPKL should still be the stop gate to ensure requirements is fulfilled before pass the KM/master plan approval.

IJM own the entire plot- they could have factor in the new road/fly over access way into the land selling price.

(Lack of) Connection to WCE is another idiotic execution. Build Highway is to serve the township/community- that is the main purpose. Wonder how it goes through their mind.

Greed and money in play at the back

As result - tenth of thousands suffer daily now….

More information released on the Facebook page and this time round the tenants mix looks much better especially with Jaya Grocer as Anchor now. More food options are opening up and jungle gym are going to open as well. Good enough for a small neighbourhood mall and happy that I can skip the stupid traffic light jam for a u turn that add up to minimum 10-15 mins of travel time for grocery shopping in quayside mall

Last Sat around noon time. Can't find car park unless park far away. So end up skip visiting Sanctuary n head to Blossom Sq instead for food.

Decided to check out sanctuary mall today during non peak hours.

Went to the kopitiam at 930am. Fully pack, probably new toilet bowl. Food is pretty decent though, expensive - one big breakfast + French toast with 2 lemon tea is around 60 bucks.

Jaya Grocer is great. Probably going to this outlet instead of making that dumb 15 mins uturn to quayside mall. Mr dakgalbi from QSM also shifted here, same worker, long lost friends (I'm a regular)

On another note, mamak at rimbayu uptown is pretty good. And ai-cha is cheap for sugar drink.

Yes good news in term off new shops and mallsb , same can not be said about peak hour jam in the morning

Seem like Banting and Jenjarom people is avoiding WCE toll charges and pilling up from BSP Elite exit until Blossom roundabout laugh.gif

Hi did you able to get feedback from the Swan and livia owner? As I checked flight radar almost every few minutes the air craft routing through top of Swan and middle of Avela, last week I went to site also, one aircraft flying very low and I can see the logo very clearly 😅

Hi, yes I did get in touch with somebody from Swan. According to him the aircraft sound is manageable, and not very noticeable indoor. I think most likely just some background sound. If I may add on, the aircraft flying through there is not year long, I think about 5-6 months/year , and during this period it is not whole day long too, depending on the direction of the wind throughout the day.

Don’t worry about airplane & highway.. I would place neighbour dog barking more irritating.

I moved from PJ over here - this place like monastery compared to the traffic noise when you open your condo window in Kota Damansara etc. Random airplane pass by cannot compare to constant car & motorcycle.

Have been living here 5 yrs d…

You're right, noise around this area is pretty much low except from the NEIGHBOUR'S DOGS BARKING...so irritating to see senseless, selfish neighbours keep big dogs in such a small compound.
