Hi guys.... Just started doing aerial photography. Done a few at Rimbayu as below... for sharing.

vs 600k before nego for Chimes phase 1 for 22X75.

Wonder how the economics will work?

22x75 is 600k and 24x75 is 700k.

Nope, I din try to call and verify this.

yeah, that also true. but 12k rent is a little extreme la. 5-6k should be good enough gua.
though like the idea, keep moving to new changgih place. Rather than tied down and lock at a place.

Then again... after 10/20 years... also sehelai sepinggan. without a proper property.

With all the HuHa on the theme park at Genting.... lets wait and see if something concrete la.
there were big shout on the DesaruCost and intergrated resort...was there last year it was nothing to shout about ( 3 hotels +1 themepark, half the size of sunway lagoon)

Also theme park alone- how much crowd can they attract? Malaysia population is small....
if wanna attract international tourist... they fly here only for a theme park?


oh one last point.... Gamuda Cove also intend to have a themepark- as shown on the bill board on the way to KLIA. could this be the same?

Elmina is marketed as a premium township. Their price is no where cheaper if compare to Rimbayu.
Though- i went around the area and yes- it is large and well planned out. But the execution is below par.

each of the taman is not properly fence up and organized. Well there is fencing but u dont get a pleasant feel. In rimbayu u may see each of the phase properly segregated.

another point is the 70km of cycling track they marketed. Yes- they are buidling the nice fly-over track above the main entrance and let it be their signature. But practically- not many people gonna use that as it will be hell of a climb. it will just be a white elephate.

importantly- around the tracks it is badly maintained- there are cracks, and weeds growing- there are many area being hack off (for underground cable, or water piping) and re-concreted but not nicely done.

this is only just VP- imagine what will happen in years to come. Am sure the town council wont bother so much about such facilities.

The lake is pleasant for now... but again- i doubt it will be properly upkept.

Good point. Well- SD won’t promise to upkeep right ?
Even currently just 2 years first VP and many more phases to be sold- they also don’t bother to upkeep the image to promote sales.

Well- ur point the price based on freehold is valid. Also their previous phases are more or less sold off, even the bumi lot so it make them to be bolder on theirs price.

But in term of value for money.... I personally doubt so. ( of others views are noted and appreciated. )

not much at the moment- coz most shop also far away.
once Gamuda 257 mall open- then will have lots of choices
