What was the point of your question then? 😅
*
Is it wrong to know in the first place?

If the postcode is Jenjarom i can expect the demand and the valuation lower than Shah Alam postcode

Just for general knowledge .. even if I personally dont see postcode as my buying criteria

I disagree with you on this 'but lot of ppl prefer SA postcode'.
I personally prefer a non halal post code  biggrin.gif  biggrin.gif

Besides, a lot of Shah Alam areas can have flooding issue . Just look at what happened recently.
Big muddy mess!!

*
But th fact remain that market valuation is higher for SA postcode due to demand
SP Setia even move some hills and heaven to change their Setia Alam land from Klang to SA postcode

EcoWorld done the same thing by ensuring their EcoMajestic and EcoForest got Semenyih post code (the land originally under Beranang post code

Its weird right? Not sure why lot of ppl make this thing iportant - its not ppl using addresses to send letters anymore lol

look at cove, a no man's swamp calling for 750k 20x65 leasehold also dare to launch. In Malaysia Dev always has the power when it comes to landed as long as people just cannot look past all those shiny promise lol.
*
The selling point for Cove is that it is near Cyberjaya but cheaper with great landscaping and town planning
Not to mention Elite is just beside and they can use MEX to travel direct to KL

True..
Gamuda Cove have very good potential. The township planning is nice.
Location and connectivity also very strategic.  flyover direct to Cyberjaya, Water Theme Park, Tram, 5G and many more.

The 'swamp' thing i assume just propaganda from other developer who lose in competition to obtain that land.
*
Lot of the critics here never work in Cyberjaya so they dont know the economic pull of that city and the surroundings
Their head only knw KL city

Thanks, I'll remark and visit these recommendations!

Gamuda Garden (nope)
Elmina (Puncak Alarm area, pass by there and too far + ulu)
Bandar Seri Coalfields (nope)
Gamuda Cove (Google found this but I skipped because of "dengkil", I think it's very far)
*
Gamuda Cove just 10 minutes from Rimbayu - go check it out also

Advantages from Rimbayu is that Cove is just beside Elite highway with their own exit while Rimbayu shared exit with tons of new housing area and the bottleneck will become severe soon once all houses in that area VPed

true. more high rise to come. Aman 1, Amber, DUDUK,
*
Yeah i hope the developers there pooling their money and upgrade the exits .. increase KK exit lanes and bypassing BSP for Elite

For Gamuda no chances of others to share their exit to Elite and Cyberjaya as the Cove is sandwiched by Kuala Langat forest reserve and Elite

If its single developer yes, if its multiple developers, you can forget them ever sitting down and sharing cost.
*
It can be done for sure - but seems they waiting for someone to start the talk

In Kajang as example MKH, Tropicana, Nadayu pool together to built the link from Bangi to Kajang2

I wonder if it was designed as such or was a coincidence that the park seemed to have acted as a catchment area.
*
This area is marked as Sg Kelang flood mitigation project previously anyway

There is a reason this is called Canal City back in 2007 until it is cancelled and IJM changed it to Rimbayu

I think rimbayu is the only ulu area to receive to much attention, haha

Seldom people like talk about Elmina, puncak alam, semenyih, kajang, klang
*
Coz they piggyback on Kota Kemuning name

So many ppl getting duped to buy there where actually they are in Telok Panglima Garang postcode area and have to use small trunk road to KK

Beg to differ, no such thing as duped, they drove to the township knowing it's small trunk road, they signed the SPA knowing it is TPG.
*
Most of them misled by developer claiming that the trunk road will get upgraded by local authorities

They also only aware it is TPG when they saw the S&P agreement and have issues to back out due to financial and emotional commitment

The developer should stop misleading ppl saying it is Kota Kemuning

It is Telok Panglima Garang under Kuala Langat Municipal councils

Good luck in getting the trunk road upgraded

Aiks... this thread was silent for some time.
Once brought back up- full with traffic/congestion discussion again. Am sure there are many other good discussion la.

> new Chinese school started?
> international school doing well?
> new eateries, new mall?, new shops?
> many new pubs, any gaming shop open yet?
> sports events, recently there is cycling organize by Gamuda right? and also football at the arch?

lets look at the positive.
main con simply wanna built as they like meh?
main con is still contractor.
need WCE approval,
need LLM approval
need more money also- no cheap to build direct access
*
The cycling event is a way for Gamuda to trick ppl to think that 257 is “Kota Kemuning”

I joined the cycling event and my check point stamp in 257 is labelled as “kota kemuning” and all the phamplets are printed as 257 “Kota Kemuning”

Trying to hard to dupe ppl from the real location and postcode - Telok Panglima Garang

Its time for the authority to stamp out this unethical advertising

here is gamuda cove haha

*
Gamuda seems dont care what ppl think … for a big brand i never thought that using that kind of tactic

I have to give my respect to Eco World … they dont care their project in Puncak Alam, Telok Panglima Garang or Semenyih .. they even proudly mention it everytime

Nothing wrong with that as long as the legal documents like SPA states clearly the address.  Buyers are smart enough to make a decision and not just buy based purely on a flyer.  For example, what happened to Kg Kerinchi becomes Bangsar South now?
*
By law maybe not wrong but still unethical and can be charged as misleading practise in sales

Putting it as “kota kemuning” falsely misleading buyers that they are in that area where the surrounding environment, facilities and market value vastly differ

If you are sneaky property agent that can be forgiven but not the freaking own developer

agree.
for me, not an issue at all.
Dengkil always advertised as Cyber South.

Another 10years maybe Kota Kemuning advertised as Rimbayu North which is Im also have no problem with that biggrin.gif
*
Cyber South is just a township name

It still Cyber South, Dengkil

Ppl never call it Cyber South, Cyberjaya .. not the developer or ppl living in it

Rimbayu dev, IJM never call it “kota kemuning”
They just say it Bandar Rimbayu, Telok Panglima Garang

But Gamuda 257 always misleadingly use 257, Kota Kemuning in official marketing material and events

Maybe they can name it South Kota Kemuning or Kemuning Perdana whatsover like other developer do but nope they unethically and misleading the buyers and call it 257 Kota Kemuning

It just plain false advertising

Noticed there is an interchange access to Elite from Kampung Lombong if this is true.
By the time SKL is built we already old...Lol. We need a quick solution to solve current congestion issues.

http://myskl.com.my/interchanges.html
*
SKL is cancelled by state gov due to flood risk as it is straddling along Klang river - dont put hope

Sime Darby is different in this sense, their township road is wide and able to cater for the growing population, but their township always build commercial much later thus making it a dead town in the 5 to 10 years span.
*
But they keep selling their property

That shown majority of customer doesn’t really care about “dead town” .. infrastructure, serene environment and quality of surrounding is better than hustle and bustle

Opps...that's sad to hear. Now we left with no options but to leverage on KK and BSP access to major highways which is kind of bottleneck.
*
The only way to eradicate the traffic mess is to built direct exit to skve which for me eco world, ijm and gamuda should pony the cost and not just burden the BSP areas further

That's not true lah.
My friend works on the SKL project.
The govt is still committed to building the third Klang - KL highway link aka the SKL project.
As a matter of fact, due to the recent flooding. Some of the groundwork for this project has already begun.
The project will start with digging, deepening, widening, and reinforcing the Klang river banks at various locations between KL and Klang.
Starting with Taman Sri Muda. eventually, they will dig and deepen the Klang river banks around Mid Valley, Kampong Tengah, USJ Hicom etc at various points along a 56km stretch of the Klang River.
https://www.youtube.com/watch?v=vK2F7rI0c7c

Once the river bank deepening and reinforcement of Klang River is completed in approx 5 years...the construction of the 56km SKL is planned to begin after that. This is a long-term multi-year/decade project built mostly on public land/ beside the Klang river banks.
Planning is already underway.
*
Thats not what i found when i checked with my source in LLM, work ministry and EPU … the gov approved the flood mitigation plan but they rejected the highway part

Selangor gov aka Pakatan already put their objections

The only way this can go on is that BN win the state election next year

Which pigs fly first
