SA informed me today, Robin targeted to launch in 2 months time. Pricing not confirmed yet but could be around the 700k brackets.

So many subsale with bigger land/buildup below 700k where ppl don't need to wait 2 years. Gonna be a hard sell imo.

Yeah the pricing a bit ambitious, but based on the ID, perhaps there's timber flooring. Who knows, maybe the price hike is on some of the misc stuffs.

Issue with subsale is that you need to fork out a lots of money on DP, Legal Fees, misc fees etc which most young working adults can't afford. Compare to new launch where usually pay 3%-10% of DP and everything else covered by Developer. That is the reason why even subsale may look more attractive but many will still flocks to new launches.

Agreed.. Need to first prepare about 15-20% of the property price(DP, lawyers, MOT etc) just to purchase it.. Then you will need to think of renovation which may end up costing another 5-10% of the property price

that is why now new launch can sell much higher than subsales, but still sell like a hot cake.

Yup, one of the main factors is purchase entry is easy. If cash is not an issue, own stay buyers have plenty of better location options.

Yes. Garden home concept. Actual built was 20x65. There will be connection between neighbour at living hall or kitchen I guess.

18x65 corner will be higher price than 28x65 according to sales person. That is what im being told.

It will be great if this is Strata title. At least no funny2 neighbour.
