Just visited IJM sales center today and got to know there will be new launch for Robyn.

House size 18x65. Price indicative RM590k.
House size 28x65. Price indicative RM790k. Actually build 20x65 with Garden Home concept where you will have 8 feet own garden.

What your give and take price for corner lot 18x65? Around 700k?

If i recall correctly the 28x65 units is less than 100. The rest is 18x65. Aiming for 28x65 as corner lot 18x65 will be higher in price due to the land size. 😬

I quite like strata where u don't have neighbour simply park their vehicle in front of your house etc. Also for strata if not pay they they are bind with strata titles and can take action.

For individual, if some decided not pay, u can't forced them to pay. People also renovate funny2 design one.

How about Bayan, i thought it also have doublestorey. Not sure if it is close to HTC.

I like Arahsia and Bayan as it just across the road to public park. No need to use vehicle to jog or even better cycle around the public park.

Yes, this is true and it is bind by law unlike individual title.
People can throw rubbish, leftover from reno, reno funnily, parking here and there.

I'm living in individual title resident and it is normal for all those above situation and you can do nothing about it.

Depends on the house build quality. If the area got sinking issue, adding this will become an issue.

Lucky you, you have a good structural house to put additional or even replace to bigger capacity water tank.

Yes. Agree with all the point but there is one issue with individual as well.

If there is collective complaint from resident on GnG for individual title, Majlis Perbandaran can remove the structure (boom gate). This will cause issue as well.

Exactly. People say it is bad to live in strata landed but didn't clearly mentioned why it is bad. Understand the monthly fees is expensive but at least you have peace of mind that the entire neighbourhood is being taken care off due to it is bind by strata rules n regulation.
