If traffic can cause house lelong, puchong should have the very high lelong rate & price of puchong house should drop a lot, but look at the hillcrest and IOI latest condo project, price still very high.

alam impian - lack of commercial area
Setia alam - still can consider
Elmina - too far and without good commercial development (can refer to Denai Alam and Bukit Jelutong)
Semenyih - too far


only Setia Alam in my list , but still too far for me.

actually i prefer to stay in USJ area, but USJ height is overbudget.

I have a house near to Elmina, it is no difference that i buy a house in Setia Alam or Elmina, because it is only 3-5km distance difference to our working place and my mother in law house compared to my current unit.

setia alam is good, buy for future development i believe canal city should be better

previously heard that is serious soil sink issue, also one of the reason i am not really consider SA...but really have no clue on latest situation

They going to launch a new 20X60 terrace house.

Tropicana also plan to launch the small unit tarrace house, next to the SRJK, also close to high tension cable, but not yet finalize.

Actually i heard the IJM also no plan to launch this 20X60 terrace house in their initial planning, just less demand for high price unit recently, somemore Gamuda, Tropicana, & eco world keep launch the high price product.
And it might be the IJM last phase for small unit in Rimbayu.

the only freehold land nearby is own by southern acids, a plantation land, and they just replant the palm tree within this 5 years, so it wouldn't be so fast to develop for residential purpose.

if you want a freehold, can go for SP setia , setia alam, they just launch a small landed unit, i am not sure it is already fully sold or not caused the price is less than 600k, only bad thing is the small unit quite close to graveyard.

Kota damansara tropicana garden also leasehold, the big unit 1m and above, also 90% sold out.

Sunway leasehold also many people buying.

If you want a freehold property, you can go for Semenyih, setia alam, elmina for a new development township.

That is why IJM launch small unit to lower down the selling price.

For 800k, people can get better option, especially some people prefer freehold project.

And subsales for tropicana also around that price, with better landscaping.

Somemore the SWAN is next to future mosque, if you aware it, you will go for better options.
