true. between all the drama that is happening even tho have a little complain here and there, Akisama is still reliable. If not they would have been on the list long ago. Now new government, everything corrupted is being taken down. Stick to those who are reliable.

Very sure. Check the apdl permit shown in razak city leaflet. Look at the geran no and compared with the 64 list land probe. Nothing. The no 58 in the probe list was referring to Taiga Residences which is next to razak 1mansion.

Taiga residences advertisement shown a high end condo. But after i checked with DBKL, it wasnt the case. Taiga residences's DO approval was for so called rumahwip (bachelor home)

No wonder MACC probe Taiga Residences.

Then i checked with DBKL personnel at lvl 8 DBKL 1 if razak city got probe for double confirmation. They said no probe. Clean.

Agreed. And not issue of 5k units at same place or etc. Most important we buy and we get our units in one piece lol.

Heard so many news prominent developer delayed project and some even abandon. Have u heard any Akisama projects delays?

Now after reading the probes list, many prominent kena le. Some land i recognised such as JL 99 selayang project, Mah Sing m ventura cheras (no 64), aset kayamas taman desa(no 54), unknown developer at taman desa next to DDP food court (no 49), platinum victory, sky world taman desa and etc

Hmm..akisama old generation owners now realized the power of internet. They realize now they cant hide after cheating ppl and start to hire these cyber troopers.
Just google 'akisama' to see for yourself before deciding.

U got your points, but which developer doesnt do that. Lol.

Anyway glads Akisama wasnt in the probe list. Many of my friends bought at this project. At least Akisama track record deliver fairly good. Even if the developer is late, many got compensated in interest.

Previously, A few of my investors friend in OUG parklane block E got 2 months compensation in LAD just because developer late deliver to them by just 2 months. They were the earliest to sign SPA.

Workmanship so far according to my friends in OUG parklane were, above average but much better than other developers.

akisama is reliable ? i will say not a fancy or innovation developer, but a practical one. Deliver affordable price project loh...
if looking for HIGH LUXURY, RC not the choice.

Last thing, ppl will only buy RC base on few factors, price (cheap), location (easy to everywhere), and scheme offer (5 yrs maintenance, fully furnished)

In fact, 5 year free maintenance fees can be exchanged for another one more car park slot. Why developer not giving out an additional car park instead of free maintenance for 5 yrs. Why get celebrities to promote RC? The fact that the amount of money being paid to celebrities can eventually give another 1 or 2% discount. Some more GST is 0%, so developer would have save at least 5% of total construction costs.

800sqft come with 2 car park slots selling 370k (without furnishing) + additional 2% discount (paid to celebrities) + 3% (GST is 0%) = 370k - 5% = make it to RM350k. This is consider a reasonable price for RC... my personal view but still super high density.

Bear in mind that they're hard sell this project because of (they claimed) complete of public transport which next to MRT, LRT, future HSR (high speed rail), opposite Bandar Malaysia. We know that the higher chances are coming or delay or in dreams.

5 years free maintenance can exchange one more car park? got go many space or not, later double level for carpark loh. I think it's not about the cost of maintenance but space and level limit lah.

Actually the demand is there. Many people need a home to setup own family rather than keep staying with parents. I need to stress again "Demand is there" BUT cannot afford.

Why they cannot afford? Most of Msian budget is in CAR! Sad but true and the car sale person very successful brain washed majority using 1/3 of salary to buy car. Also, young generation of ppls focus in enjoying life, good life style as in food and entertainment. Buying house seem is the last priority and many not even want to own it. So, this happened and seem like supply > demand a lot in the market!

Now a day, most places in 1 area easily > 10k units. Usually ppls will see it many units because for example 5k units under 1 developer. If there are 5 developers each build said 1k units all side by side, then ppls no mention a lot of units.

I think we need to see the density of that area rather than total units of 1 project, we need to see the land size. For example OUG Parklane 4k units on 33 arches land. many projects 4-5 arches build 800-1k units, no see ppls said a lot. and around there many different developers there. biggrin.gif

Try to see setapak area, Bukit Jalil, Jalan pipit at puchong..........

At the end of the day there are worst than akisama lah. u bising2 thats the truth. As you say there are high demands for affordable housing in malaysia. They are still affordable, easy location and still reliable.
