Hi Everyone, will be moving as into Hemingway. Any future neighbour here?

Got one of the Semi-D units. The place looks so calm and serene, Can't wait to get the keys handed over to move there.

Looking forward to a great neighbourhood and new friends.

drop by at sales gallery to sign undertaking letter by Air Selangor.

Apparently VP is targeted to be around May, earliest is mid April.

For Hemingway phase 1, KLK gave away gift like luggage bag.

anyone got news when they launching precinct 6 ? saw there are clearing land for precinct 6(knew it from construction site signboard)

Looking forward to see what does KLK plan to dish out this time. So far I see pretty good occupancy rate in Ixora, Senna and also Hemingway. Even Banyan 2 looks like many moving in, judging from the renovations being done in a lot of the units there.

The only thing is that precinct one and two has many vacant units due to the cheap launching price. Many bought and left it there without even maintaining. Lots of overgrown lalang. šŸ™„

Other than that, commercial finally starting to pick up. So that’s good new.

Not sure is Hampton Phase 2 is persint 6 or still under persint 5. Hampton have a bigger scale compared to Hemmingway.
I notice Banyan 2 alot under renovation as well..can't agree more with you that this is a good sign that a lot is moving in for own stay. Commercial wise i still did not see much.

According to KLK, all their future projects in BSC are going to be bungalows and semi d’s. Hoping the subsale market for the link houses (Areca, Bromelia etc.) picks up since there’ll be no competition anymore for that segment in BSC.

As for commercial; all the necessary services are already there:
- Clinics āœ…
- Restaurants (Malay, Chinese, Mamak) āœ…
- Convenient stores āœ…
Now just waiting for others like BANKS, fast food, cafes, etc to come in.

Yeah I think so too. Well KLK being a public listed company and has a pretty good track record should be able to secure some branded anchor tenants but I’m not sure what went wrong.

Surprised that Ecoworld managed to get Jaya Grocer in. Potentially due to its success in Eco Ardence? šŸ¤·šŸ»ā€ā™‚ļø

KLK still not as experience as Eco in township.
I think thats the difference. Eco will ensure all these commercial stuff part of their toemship to boost the property sales. KLK still pretty much typical china man company. Anyway distance to Eco not too far..we can make use of there as well. My only concern is the shops infront with too long vacant would be lack of maintainence

I think it's because property isn't their core business so they're being really complacent and BSC is probably a >20 year township development so they're taking their own sweet time for occupancy to rise and for nature to take its own course. With the VP of Hemingway and Hampton in the near future, occupancy will continue to improve and hopefully amenities will follow suit. They've already lit up the central park in recent years. I'm hoping that they will do more to improve the entrance and replace all the street lamps with LED lamps. Like you said, we can benefit from the Eco Grandeur township development as Ecoworld is way ahead in township development and will bring in all the necessary amenities.

Which Eco commercial thrives after VP? Basically the commercial is just part of the property sales, not a booster.

at least the effort is there to bring in commercials... eco ardence labs is a good example... same applies to granduer labs... their other projects like ES also complete the commercial and the mall first before residential VP is at least a proof of their effort... rather than like sime darby... for over 10 years only start to give more effort to commercials...

The labs are temporary setup, and only meant for F&B

The Sanctuary Mall actually completed after residential, even Mercearia grocer just opened last year Q3.

Sp Setia has better proof of concept in this sense for KV.

And Sime don't advertise gao gao as township developer.

dont think Jaya Grocer is meant for only F&B gua... haha... and the labs will be there for the foreseeable future... but its a movable component in their masterplan... for Ardence i think it will be a long term feature...

SP setia after changed in mgmt... actually most of their township development going downhill... even with the commercial offerings...

Sime dont advertise 9 9 but they are building township everywhere... and to a township... commercial components very important... what for i stay inside for 10 years when i wanna buy a bawang also need go next town?
