Looking forward to see what does KLK plan to dish out this time. So far I see pretty good occupancy rate in Ixora, Senna and also Hemingway. Even Banyan 2 looks like many moving in, judging from the renovations being done in a lot of the units there.

The only thing is that precinct one and two has many vacant units due to the cheap launching price. Many bought and left it there without even maintaining. Lots of overgrown lalang. 🙄

Other than that, commercial finally starting to pick up. So that’s good new.

According to KLK, all their future projects in BSC are going to be bungalows and semi d’s. Hoping the subsale market for the link houses (Areca, Bromelia etc.) picks up since there’ll be no competition anymore for that segment in BSC.

As for commercial; all the necessary services are already there:
- Clinics âś…
- Restaurants (Malay, Chinese, Mamak) âś…
- Convenient stores âś…
Now just waiting for others like BANKS, fast food, cafes, etc to come in.

Yeah I think so too. Well KLK being a public listed company and has a pretty good track record should be able to secure some branded anchor tenants but I’m not sure what went wrong.

Surprised that Ecoworld managed to get Jaya Grocer in. Potentially due to its success in Eco Ardence? 🤷🏻‍♂️

I personally feel EW is setting a good example to other developers when it comes to township developments. Yes there are still some hits and misses but largely they are doing well. Who would expect Jaya Grocer to come in to this part of the world? Even MKH-Hillpark till today haven’t gotten Urbanfresh in as promised.

Also, it took KLK about four years after their first VP to widen the roads along the Jalan Kuala Sgor whereas EW already completed widening their portion of Jalan Mokhtar Dahari. I’ve had friends interested in BSC but decided not to proceed after taking a drive there as it felt “ulu”.

There’s a Facebook group for the whole township owners but I don’t suggest joining since they allow outsiders in as well and now it’s filled with marketing posts.

As for whatsapp, depends on which precinct you bought.

Three main things perhaps;
1. Sime Darby has more experience in township planning compared to KLK
2. Elmina is neighbouring other well established townships (Bukit Subang, Denai Alam) whereas BSC’s only neighbour is Desa Coalfields. Thankfully, EW and LBS came in to spruce up the area.
3. Location wise, BSC at least 10 km further in compared to Elmina.

Completely agree with you. For us was also the fact that BSC is freehold and also built up wise, BSC is better.

We used to live in Segambut for the longest time and back then people used to think Segambut was so ulu and kampung. Look at Segambut now!

The same signs of development can be seen in this area. BSC, EG, Alam Perdana and all will benefit from one another coz each area has its own USP and appeal. We should be happy that overall they’re all doing well.

Reported by the star couple days back. As a resident for almost 5 years, yes sometimes we do get the burning smell but it’s not as frequent as mentioned in the reviews.

And if you drive along the road from the main entrance to LATAR, you’ll see those illegal dump site mentioned in the report above.

There’ll be 2 drive through restaurants apparently. And the mall is only 2 storeys so not a very big mall I’m guessing.

Update: looks like the 2 drive through restaurants are confirmed to be McDonald’s and Starbucks. And anchor tenant is Village Grocer.

Completely agree. Look at kipmall, not fancy, but has all the important stuff and is always crowded.
