I negotiated during the delta variant on covid-19. That time got some sentiments on covid-19 continuous cycle. When almost time to get keys, there is a sharp increase in pricing. Non-related: I checked prices since 2019/2020 when Covid hits the hardest. It falls sharply during that time and since then, it climbs back up. Better get one now honestly but make sure you cater for OPR to go up once awhile le....

My suggestion, better purchase one now. I think there's this setia Musika on the main highway opening for sale. My advice if got cash, better get subsales, pricing still looking good compared to getting new property. Recession might come but there's no guarantee on the timing.

Yes. Did shop around prop around ambang botanic.
Same scenario, price during covid only rm750-900k, now already almost 1m & above

Well it all depends on your budget and location. For me, setia alam is good. Some dislike it.
If you have cash and time, I would go subsale anytime. The process of subsale is actually quite troublesome but worthwhile the wait (And of course the money).

To answer your question: For Musika, I don't really know the inclination area(Better aim higher inclination) and pricing that they are currently selling. Honestly, if it fits your budget, I would say go for it. Every developer concept is the same = increase price as the launch gets later (Elmina homes, Legasi homes etc).

But really in my opinion, go subsale if you can. If cannot, just go for new launches but get it asap because it's going to increase overtime. Just don't all in for a property.

That's what they say but from what I understand, maybe it's the last 2storey phase. Honestly, try asking Setia staff. You would know more from them.

Actually, during Covid-19 times, the house sell even faster. I don't even have the chance to view and it's gone on the same day (Examples are like Damansara Jaya and Bandar Utama). Either that, or the agent kind of posted fake house information just to lure us into asking for other homes.

Yeap some subsale houses really asking crazy prices when the country opens up. I think 700k is good if the landscape (high inclination/facing field) is good and big sqft area. Choose your headings as I am quite particular with Feng Shui too. If all fits the bill, just go for it. I buy the home for staying not for investment. Just don't lose alot of money on it le.... biggrin.gif

Classic example is the Bywatershome, now can see people selling with higher prices. If 950k for Musika, I can say overprice wei.... Better aim subsale, that of course if you can afford to pay 15% upfront. If 950k and haven't include discount yet (SNP,Loan,Lawyers, Deposit), then can still consider.

Yeap I did look at that ampang botanic too. Crazy right. I was monitoring auction units and subsale units. Decided to just go on subsale since auction have to wait few months and not a confirm win.

The moment I signed SNP, the country opens up and property prices everywhere just goes up. If looking at investment house, I do remember seeing a Bandar Utama house going for 999k and now, that area is looking for 1.2M. Before Covid, it was 1.2M also. Wanting to get that but the day the listing got posted, someone went to view and put deposit already.

Nowadays buy house need to check if the land area is high enough to avoid flooding. So far Permai house area are pretty good since they are no affected by flood at all during the sri muda heavy rain. Bywater seems nice too due to larger house size but i think the land area is not as high as Permai.

For older house area, need to be careful since some houses is affected by soil settlement issue. Heard some they need to add piling at the kitchen area since the sand underneath already gone.

Many years back when it rained hard, the lake next to the Musika plot overflow and flood the entire space. And during the recent flood in December, that area also flooded again. Recently saw their excavator digging the lake deeper probably getting ready if it ever might spill to the Musika area.

Well... shit gonna get worse as the development keep encroaching to the hills, and reduce water retention area.

The pond gonna fill up quicker..... and wont take long to over spill to the area next to it.

During flood, the big park and the traffic light area usually went under as the water retention pond aren't able to hold all the water plus that area is a bit low. But amazingly, the show room and office till date still okay. Have to see how much of soil they going to top up but my guts is telling me that once it is up, the nearby Indah area will suffer as the water has no more land area to absorb the water into the soil during rain.

I bought one at Setia Permai 2 @RM723k.
so far if you dont mind the cemetery then i would say the environment is quite good.
In fact the cemetery is slightly obvious at Permai 3.
I have been staying at Setia Taipan for 5 years and i can say be it investment or own stay, it is worth

New launch in setia alam Musika is crazy price.
22x75 close to 1 million . After rebate around 940-950K.

You can find a lot subsale 20x70 and 22x75 at setia Indah only sell 700-800K
