Bywater is not gated and guarded right? Although from the drone view there's a spot ready for the guard house.

QUOTE(contagiouseddie @ Jun 16 2022, 07:22 PM) Bywater is not gated and guarded right? Although from the drone view there's a spot ready for the guard house. Just only went to check out the place. The guard working over the said it is not gated as to date. Once all units are done, then only can apply with MBSA to fence it up. Don't know why subsales agent advertised it as gated and guarded. Soil wise, it is a solid ground. |

Stay here since 2007. From a sleepy township become madness non stop traffic. Now at 6.30AM, toll already full of cars. The only way is getting out at 6AM. Coming back is also hell especially if you need to use the flyover turning to Eco Park and Setia Taipan. Lucky I work from home since 2010. Like others said, if you want to stay here, make sure you work here also.

Maybe once the Meru LRT is running, it might help a little but Setia Alam itself need few LRT station to begin with.

QUOTE(Keithyk7 @ Jun 29 2022, 12:01 PM) The LRT3 station closest to Setia is Station 17 Bandar Baru Klang near the Aeon Mall right? Wonder why they are not setup a station at SA, since the place is now booming with residential and commercial. Instead, KWASA Damansara has one for future development where the place is kind of deserted. Pasar Besar Klang in Meru. Nearly completed the station. |

BBK Station was removed as a station under PH. So, nearest is Pasar Besar Klang in Meru. It's not that far actually and if you drive out early, it should be okay. And now the road is nearly fixed and redo, it's much smoother on the Meru main road.

QUOTE(cammyrinoa @ Jul 4 2022, 04:23 PM) Free hold my friend, hence not guarded and gated. It's more like a rule by MBSA that the 10 feet must remains. It also doesn't make sense to your neighbor suddenly gets a wall so close to their face. powerdave liked this post

Anyone here knows a proper civil engineering guys that check for structural integrity for a reasonable fee? I know there's a lot of those inspection guy around but I doubt their qualifications. I'm looking at subsale in Damai area and there's a unit I like and can afford but has hairline cracks at the first floor rooms. I did DM some of the inspection guy on IG but when mentioned about qualifications it went krik krik...

Many years back when it rained hard, the lake next to the Musika plot overflow and flood the entire space. And during the recent flood in December, that area also flooded again. Recently saw their excavator digging the lake deeper probably getting ready if it ever might spill to the Musika area.

During flood, the big park and the traffic light area usually went under as the water retention pond aren't able to hold all the water plus that area is a bit low. But amazingly, the show room and office till date still okay. Have to see how much of soil they going to top up but my guts is telling me that once it is up, the nearby Indah area will suffer as the water has no more land area to absorb the water into the soil during rain.

QUOTE(kennykck @ Aug 11 2022, 12:16 PM) Yes but have to check soil settlement issue and whether affected by flood. So far indah 13 is at high ground, problem is low water pressure and flood at the road in front of guard house. Other indah area you have to survey and do your study As long it's not any of the Impian, it should be okay.Ex-Impian 2 owner that swapped house with BSA here due to the soil setllement. Now staying in Damai. kennykck liked this post

QUOTE(kennykck @ Aug 11 2022, 12:45 PM) If 1.4mil should be corner lot with large land area. What price are you expecting for a corner lot unit? 700k? ByWater is the semi-D, hence that price. Visited one, it was going for 1.3M. But that price for a non-GNG, is a bit too high for me.And add that bridge across the water retention drain, it will never be a GNG despite some property agent tried to advertised as such. |

QUOTE(kennykck @ Aug 12 2022, 12:12 PM) Already staying in Damai. Just purchase a 2nd unit last week in Damai. It was not listed in the market but never been used before. Eco Ardence out of my budget and also it's tiny for the price and has no gate. Just love the Malaysian gate for an extra layer of privacy and space especially for kids. |

QUOTE(DanielCheong93 @ Oct 1 2022, 08:43 PM) Hi, I'm working in PJ and considering Setia Alam double storey terrace or DesaPark City condo. Budget is RM1m. There will be 3 occupants including me. Which will be the better option? Book a hotel in Setia Alam, go to work the next morning from Setia Alam. Then make your decision. |

QUOTE(keewah @ Oct 14 2022, 03:21 PM) I reckon it might pull some road user from Meru area into that highway instead. Because if you use Jalan Paip and enter Alam Budiman, DASH entry is around there. Also if anyone that is around SA that wants to bypass all the jam along the NKVE, they might take DASH too. |

Last batch landed is Musica under SP Setia. I think after that they all out on Setia Alaman next to Bukit Raja. Eco Park still has some spaces left near the hill. Eco Ardence also finish space already unless there's a reserve for lower cost apartment. But there are some land in the center next to PKNS housing area that are still empty, not sure who owns the land. Anyhow, they need the goddamns LRT before adding more.

Can see quite a bit of work to prevent flooding in SA now. They are digging up the retention pond opposite of Impian 2. Hope they extend that on the retention pond next to Impian 2 also, it looks pretty ugly and dirty at the moment. Then they redoing the drain outlet from the road near there too. This started before the election. And Bukit Raja will finally build another retention pond. Hope this area has less big flood issue again.
