no le, not like tat. Defect is defect- will still put in the list to get it rectified. anyway- is it a clause stating that developer need to act within XX days upon submitting of defects- failing which the owner can give a final notification, and thereafter appointing own contractors to fix the defects at developer cost. yeah- it is a lot of hassle- just tat we should know our rights and if we bring this up to developer, it might make the move a little this thing on defects fixing is.... developer will keep a tiny crew at site after VP. it is not cost efficient to have a large to do perform defects and they will be idle. Also the more crew, the faster they do, means owner will quickly find more defects for them to do. with a small team, it is like which owner make more noise at the after sales will get attention first. We don't need to shout and bang table, we just need to be stern, write in formally and have a copy of each submission, resubmission with date stamp. Build a chronology to show the date of VP and each of the follow up, which officer you meet. that will help certainly. Just remember not to be rude and lost ones temper- the service agent are human being afterall- face by the constrain and resources provided by management. dkcheong1127 liked this post

SA is for people also Klang, Kapar, Meru etc... upgrade over. Their lifestyle, education and work/business memang around this area and get use to it.
i;ve see at least 3 family not from SA move to SA... after a few year the move out back, renting a condo in PJ. their house in SA become weekend house, and for retirement later. one of that is my cousin. |

QUOTE(MasBoleh! @ Apr 20 2022, 05:46 PM) Yes Bandar Bukit Raja i would say so. Elmina- no, not near Klang. it is more for PJ-Subang people move out from their parents, or move out from high rise as their kids grow up. This post has been edited by Clueless07: Apr 20 2022, 09:27 PM |

even if an elevated highway fix the SA internal jam, the bottle next still at NKVE from toll all the way to subang.
regardless how we see it... NKVE increase the connectivity so much when it first constructed in the 90s.... now have become the bane of traffic. population and township grow so much for last 30 years- and there isn't any new connectivity. Any extenstion/new highway still join back to this main back bone |

welll we hope so, with all this MRT/LRT 3 ongoing. hope there is more adoption of it. but seriously- how many people take public transport to work in Malaysia.
yes, they are packed, but mostly contributed to small cab capacity, and in-frequent arrival. no where near subway system of many other major cities. |

Then after work can pub happy hour until 8pm then only leave for home. not so easy to sleep back leh. LRT will be another option for some people, but doubt it will help much. |

QUOTE(shinigamidesu @ Jun 27 2022, 09:35 PM) Dash? how much can it help?It relief the traffic load along PMD for sure, but then PMD is way overloaded already Puncak Alam is getting crowded and PMD is one of their main access and SA folks would need to go through Alam Budiman as well... that will be a bottle next especially the traffic light. |

The pond gonna fill up quicker..... and wont take long to over spill to the area next to it. |

QUOTE(Strike Eureka @ Oct 2 2022, 03:42 PM) Yeah every where also jam. but you would want to jam from Bangsar to city center or jam from Subang to PJ right. you would not want to jam from SA to KL. there is different btw 30 mins jam and 90 mins jam- daily. QUOTE(Stigonboard @ Oct 2 2022, 03:44 PM) Lol savage.... and smart for not calling SA as Klangand yes- one side bordering Klang, and another side bordering Shah alam which virtually a void. QUOTE(contagiouseddie @ Oct 1 2022, 10:07 PM) It's pretty much a very complete place to stay. From born to death, everything is available here. Self sufficient for sure.... but then again gotto think of next gen. I rarely go out of here as I work from home since 2010 and stayed here from 2006. 1M budget, you have plenty to choose from. you are comfortable and settle down, but think also for next gen. where are your kids gonna go college? where are they gonna work- most high firm, main offices are in town. Not to say they will and must work in main part of city- just high chance/probablility they will. where are your friends from, where is the gathering. well if you WFH or run own business here then it works works for you. this done apply for majority yo. QUOTE(Keithyk7 @ Oct 18 2022, 11:59 AM) I notice that the Setia Alam toll ease off quite a lot these few days. I left 7.45am today and basically its very smooth until I converge into the NKVE to KL direction. yes definitely.... means they take the Alam Budiman bypass to PMD to Alam Suria to go to Sprint highway to KL. Is that more cars diverted to DASH instead? this has somehow eases the traffic at NKVE... though seems still some bottle neck at the turn out to Elite. |

QUOTE(jojolicia @ Oct 4 2023, 09:18 AM) SEP is different entity. This entity SP Setia is with GE (formerly OAC) and EPF. Yes you are right about 40%, they have 9-10 more phases of undevelop land out of the 3 main precincts. ok thanks for clarifying- The Heron 2 being the last launched. Arundina is somehow an extension on the north side. SP and SEP is different? Anyway- well- PKNS is nearer to DASH and easier access to highway also nearer to forest reserve which is a plus point as well. |

yeah- PMD side... especially when the lane merge from 2 to 1 going uphill it is a killer.
Pity those living at Alam Budiman. last time was peaceful place, with their pride or premium red brick quality house. Now become short cut of a major township. how far is jam back logn on the DASH..... as i recall was around the Cahaya SPK area |
