water patch leak in pipes inside wall now. getting bigger day by day.. after 2 years//
how can repair under warranty

omg this house is a headache. ..I never buy another property in Malaysia such poor standard

Lets not be racist here. Its still a management helmed by chinese. Look, the price of landed in setia is still cheaper than sime darby or gamuda eventhough sp has poured so much capital in the infra. So you are not buying luxe props as you may like to think.

If u have lodged complaint before warranty expires then its covered. You can either give notice to sp to opt to engage your contractors to rectify and send bill to sp to settle or to g to a housing tribunal.

If over warranty, tough luck. You can try to earn sp's sympathy which they sometimes give out of goodwill or fix it yourself. Period.

Things do go wrong right? even in a bmw. German standards? Life is short to be wallowing. Take action. Have a great day and life ahead.

From the pictures, i can think of 2 possibilities.

1st - Next door waterproofing problem or broken pipe problem at their bathrooom/toilet seep into your wall. Possible.

2nd- The back of this water mark wall is facing open space. The wall could be cracked and water seep in when raining...

Thanks for confirming!

Yeah I don't see architectural drawing, but more towards where the 'lines' are (electrical, piping etc). Still helpful nonetheless, I hope. Especially the structural drawing - because need to know what can be hacked / can not be hacked.

Sigh. Being a RA is really a thankless job. If the guard company sucks you'll get blamed. Reality is the RA aka residents themselves just dont have the time to supervise the guards/guard company. Never mind the nights the RA has to be out having meetings, organising AGMs, gotong royong, collecting security fees and being asked to resolve problems now and then whilst the rest of the residents are happily watching TV, chilling or enjoying their new home and more often than not, doesnt even attend an AGM in their entire residents' lives.

The onus really is on all residents to make the place works. Less criticism and more positive action. Always easy to point a finger out whilst in reality the other 4 are pointing straight at you.

i was told 'the next door is opening aircond 24x7, thus the seep’ by SA doh.gif

I think main reason is 90 to 95% owner stay in the house. Very limited investor. Thus, maintenance is excellent!
