Dont keep a heavy duty LED torchlight by your side then. Then you will love your walls. Some unevenness are just naturals of manuals. Hairline is just a an effect of the hot and cold weather we have.

I checked some defects too. Wall have some crack and dot dot.. living hall and kitchen wall seem uneven wall.. tiles so far I knock knock the sound look the same (but some above higher place I cannot reach😅) some of the tile in between got hole.. u guys really knock knock all the tiles ah? So many

Anyway I juz put a sticker on all these and shall go thru later with the site supervisor. I wondering will they fix all these tiny tiny defects I mentioned😅

Also, I wondering how do we do water ponding testing ? They said have to put water test overnight to check water leaking testing. Any idea how we do it ? Will they do the testing for us ?

Can say sp setia defect team is quite efficient compare to other developers.

Water proof test can search at the home renovation subjects there. A lot of sifu share guidance.

For tiles you can use a 50 cents coin and knock it. Hollow tiles will produce emptiness sound, where solid ones really solid. For washroom, since our phase the water meter yet to install [within this two weeks]. What i did was brought a few water bottle and pour into the whole toilet and see how the water flows [by right the toilet floor will have a degree of slanting towards the floor trap drainage]. Observe how the water goes off, if there is alot of water pond at selected place/corner den you highlight it to the defect team.

For water pond testing, you may google around as there are method to test. If i am not wrong normally covers the shower area since is frequently wet. [i may be wrong]

Which unit you bought? brows.gif any plans for renovations?

Sorry didnt really login for a long time hence the late reply. Haven't really checked for defects as yet though i did notice some poor finishing works here n there. I will surely bring over a heavy duty LED torchlight to check on the defects as you had suggested . Lol. Overall not too happy with the position of the light points,tv points,kitchen basin ,etc . Wonder what the architect had in mind when they designed the house . Waiting for the water meter as the most important thing is to test for leakages, that could be the most annoying problem .

True true. Even if they know they wouldnt say anything till its sold. But im comforted by setia having experienxmced soil sinking in the past many years and having to painfully solved the issue in the earlier phases. So would positivwly think that they would take the required precautions.

Any views on the bywater phases? Would it appreciate to 800k? Or is it still bannerland in SA? Tempted to buy but looks like 700k is the ceiling for breadnbutter 20 70 for both subsale and new launxh alike.

It doesn't comes with full perimeter fencing unlike Permai 1,2&3 which is kinda turn off as Bywater cost higher. However, Jake told me that when RA is form, we can fully fence up the whole perimeter.. Hmm now some more have soil settlement issue? doh.gif

Actually bywater houses are not expensive. 6 years ago (during good times) i bought melastoma 20x70 2190sf (fully extended both floors). Few months later similar houses were launched- maranta at 668k followed by mimosa at 688k. No solar heater solar pump etc.

Think the last plenum launch the cheapest 22x70 was about 719k. Though the new ones are marginally smaller (1900 plus to 2000sf) dont think this really matters for buyers.

This shows the property prices had reached saturation point at 700k as everything have been priced in- setia city mall 1 and 2, international schools, shophouses etc.

Investment wise, I suppose will take longer time...
