am from Ipoh, and was considering setia city residence (serv apartment)

what you guys think of this property, worth to buy for short term rental (say 3yrs, propably vp by 2020) then own stay?

3 factors that I see will determine its prospect

1)smc 2
2)NHH 1
3)proposed medical center

downside i see, many sri Selangor flats in SA itself, surprisingly many units are eventually intended for rent

any opinion is much appreciated

Just called to their sales office, 80% sold out. Left 14 units for Edulis saja. Got that good sales or not? I thought everyone says expensive and oversupply? Lol or just their marketing gimmick

Of course right? Since the serviced apartment is supposed to have a linked bridge to SCM2. They have to come in time.

I think sure no problem, eventually any property that connects to a mall will have good return. After phase 2 mall, i think even more ppl want to stay setia alam.

I dun think the flats and apartments (baiduri and etc) are direct competitors to the service apartments. But Trefoil does provide tenants some alternative.

it depends on how well the phase 1 of setia International zone progress in near future.

I agree that what ever has been done now that your eyes can see...yes the capital appreciation has hit its limit.

for future price appreciation, it needs some new catalyst.

I am confused..
1. Yes a bit far from KL, but near to PJ
2. Since when Setia Alam oversupply?
3. Less Job opportunity? How about SP Setia HQ, EcoWorld HQ, Top Glove HQ, u name it.. all in Setia Alam.
4. Since when Setia Alam developed township? there are still like 40% of land to be developed, and Setia City is yet to come.

There are alot of sub sale choices around SA, I was rounding that area while considering to get a new launch unit... However due to the distance between SA and KL I decided to skip..
