350 for trefoil / month / corner unit too probably too new, my cousin just recently lease it out

i saw new guarded terrace at 1k, trefoil rentinf at rm600

BUT RM350 rental is d lowest ive heard in msia.. he renting to bangla ah?

U mean $350/mth for a trefoil corner unit? That is very low indeed. My friend's saron in BBR rented for $1000/mth. I think he bought at $380k if not mistaken.

its already lucky to have tenant when it was cf having the whole standing tower looking for same target audience

probably down the road it gets better




last time i had a landed end lot renting out at 1.5k but looking at buying price of 1.1M

Rental 350 & 1300, such a big difference for a similar property. Example like this reinforce my believe that there will always be opportunities in the market to get a good deal from uninformed seller or landlord, haha! We just need to keep on looking.....

from investor point of view.... yeah... takes time..... and thats why its only suitable for own stay.... thats the best way for you to hold longer until the demand comes back.... for a township... its consider livable.... but to compare against pj subang area.... time is the one key factor.... I think they arguing based on the their experience in staying in the township rather than from investors point of view.... and also different investors different views as well... maybe most of the investors there for capital appreciation in the long term only? haha.... rental yield for landed in new township never ever expect them to be high actually....

True. Both investors and those buying for own use (staying) have different point of view. Investors want the short term & fastest returns....whereas those buying for staying looking into long time and the prospect of the township.

commercial activities EVERYWHERE are not doing great at the moment, ever since the implementation of GST and the Donation Scandal came surface..

its not just setia alam. Same with subsale performance.

go and read Damen and other threads on commercial, the scripts are almost alike...incl. velocity and others.....

Pick on Setia Alam wont help you also......

BTW, setia alam was developed and sold during the property BOOMING time....this helps a lot. If it was launched 10 years earlier or now.....it is a very normal township nia.......
