That part you mentioned memang no jam, but it's the focal point of jam that stretches all the way to kota damansara interchange at times during evening peak hours.

It is due to cars flocking from ELITE, and the merging of traffic from 4 lanes to 3 lanes on NKVE at shah alam interchange westward (highlighted in blue). If PLUS can widen from 3 to 4 lanes at that stretch, at least it will mitigate the jam.

Last time before they widen the entire NKVE stretch, the focal point of jam was in Damansara toll becoz all the cars came from there masuk NKVE. After Subang toll to Bkt Raja and south all smooth flowing.

KFC and McD side by side?

Sunsuria apartments sold out in record time...as expected banyak investors. Also baru VPed less than 6 months I guess.

ST1 ok lah....filling up reasonably well also. Just that the shops there imo are less enticing nia.
cold dead is not the right description. Perhaps more apt on PKNS shoplots or ST2.

its true... its filling up well compare to one year ago... where setia alam north shoplots near the apartment side still dying.... now more F&B already albeit still less traffic and options compare to southern side....

wa bro u macam always go setia alam main like that.... tak takut driver fatigue ke... haha

I am looking for property in setia alam. Had visited the Edusentral Sales Gallery yesterday. Initial I thought it was @ rm700psf but after calculating together with the staff there, their net is actually below rm700psf. Also, you can ask for some units that are with tenancy by the international school.

Trefoil and edusentral is pretty much the same to me in term of pricing and size.

However trefoil is targeted more towards the mall and sp Setia/ top glove staff of which most are at the mid to high income. These staff needs a bigger space and trefoil is not suitable.

On the other hand, edusentral small units actually targeting their rich boarding kids of 1 student per unit. Also, 1nIh opposite it, majority staffing are nurses and admin staff who are low to mid income. Renting from opposite their workplace seems more viable to me than trefoil.

Visited setia alam north yesterday, tested KFC beside petron statio. Newly opened over man power, most of the staff chit chating, inside quite big, air conditioning is Damm cold. Saw foreign workers enjoying their KFC meal and video conference showing off๐Ÿ˜‚. Nowadays foreign worker are very rich, they finished d tabao some more.
