according to info from other thread (a heated thread indeed)....only less than 3% of Malaysians are having USD100k net worth........

unless all the 3% live in Klang Valley.

my point is even though many think that previously properties were cheaper....but banks also tighter and interest rate was higher...(there was no BLR minus....only BLR plus) and fresh graduates will be extremely lucky if you get 2k as starting pay.......therefore buying property was still a challenge for most. Beside, capital appreciation sucked and rental also very low.

havent seen that study but believe generally own stay property cannot be counted in nett worth. so own house bought how many years ago appreciate how much also no use.

i didnt invent the rule but i agree. how many people you know can downgrade their lifestyle? from bglow to studio? merz to honda? majority of malaysian cannot. no face they say.

downgrade residence doesn't necessarily downgrade lifestyle......
yes you can still keep yr menz.....

instead of 4 bed landed...maybe change to 2bedder condo in the same vicinity?

i guess then in the research survey, they would only consider your nett worth increased after you have proven capable of downgrade. so while u continue to stay in the expensive house, it is considered your expense, not invest...

haha.... the last point i agreed.... its very hard to buy even a 100k condo those days.... u can own one means u are capable enough... of course currently they are just bearing the fruits of their hard works... with appreciation and positive rental income.... i would never rant why last time can buy a condo at 100k whereas now cannot...

as for net worth... in a normal company balance sheet... asset - liabilities equal to your company net worth.... so try to apply the same on your individual net worth maybe.... the capital asset of your own revalue over time.... increasing your net worth no?
