Nope. Night pic of trefail. I feel occupancy has passed 30% by rough estimation la as u many ppl r not at home etc. if purely based on pic, maybe 5% hehe. My estimate is based on clothes hang n rough feel la.

Bro, but at RM650 per month (verified), its very cheap la hence attracting the type of base that it has. After all this trefail was launched at 250k in 2011 and transacting at 250k to 290k now. Coupled with costs associated with buying soxo like upfront progressive payment, gst , maintenance etc, many owners are losing big time i believe.

The launching price is already super high, thats y now price stagnant, not that the product no good..at 590 psf, that is like kl, gombak price already..so not bad for current market conditions..the only losers are the current owner..

not sure what ur point of view is... but props for investment are a numbers game. so what if the product look good etc etc but lose money during the years when most people doubled their portfolios? it didnt perform its duty or expectation which imo makes it: bad product.

What i am trying to say is that, the development itself in terms of concept, quality, maintenance etc is not bad at all. It is not that SPS has produced a bad product. The buyer, if he is a homeowner, buying for stay may not regret it. But for investors, it may not be good as they are not making money out of it. Not everybody is buying to invest.

Well it is my words against yours..nobody is right or wrong..different people different opinion..my view is that the price stay stagnant is not because the development is no good that people dont want to buy..it is just that the current market value is already high amid the soft market conditions..

Am not too certain on occupancy, could be around 20-30% kua..... But it's good for current residents cuz can enjoy 'low dense' living, lol...

Btw, can't agree subsale price stagnant shows sps not good in high rise. For this case, it's was more about product being sold at inflated price since beginning. Not much meat left for investor.

if you bought into 1st block, still ok de......block C yes super overpriced.

anywhere trefoil is sovo....for ownstay need plenty of money for reno...I believe majority owners are for rent nia.......

rental around 700 to 850 per month....not sure if it goes up or down by now.....

Trefoil subsale price now around 300k for the smallest 486sf unit. Rent about 750-850 for partial furnished, for the smallest unit too.

cheapest unit from developer was around 24xK, it came with DIBS last time.

The serviced apartment is selling at circa 6xx psf. Currently, new landed in P11 & P17 is selling around 3xx psf, subsale price of seri series apartment is 3xx psf.

For further reference, the 1st batch of seri series apartments, i.e., Jati & Baiduri, was launched at 2xx psf. During that time, new landed in SA was selling at 3xx psf, trefoil was selling at 5xx psf.

the facility given at trefiol is different, locationwise also different, you cannot compare like that
