If u ask me, between serviced apartment 6xx psf and landed 3xx psf, I will choose landed anytime. But that's just me......

Subsale price shows the true value of what the larger market is willing to pay for any particular property. Transaction volume is a barometer to gauge the demand.

Am viewing this purely from investment perspective. For own stay, emotional aspect is more important so buy according to personal preference as long as can afford it.

agree, but bare in mind...P17 is facing cemetery view, also facing some low cost flat, that why is selling cheap. trefiol's future will be better then P17 cause it located at buisness centre, also walking distance to SCM1, dont forget SCM2 in future,i think the pricing is reasonable.

據悉,該區向來都有水患問題,單在今年就發生六七次積水事故,最近一次是上週三,雨水湧入住家,令居民深感無助。

據知,主要受影響的住宅包括英比安7D路約50間住家,及英比安7H路4間地勢較低的住家。

but I just wondering why still so many booked it. I assuming they are investor....and for those bigger units buyer, they can buy landed in P17

If location like in Setia Alam, first choice would be landed first. If for investment for the service apartment, I would choose PJ, bangsar south or KLCC area, solely because of they are already developed cities and easy to flip or rent out.

Actually location like SA also can buy highrise for investment as long as price is reasonable, e.g., Seri Jati & Baiduri, can be flipped with about 70% capital appreciation after VP. drool.gif drool.gif

please also include external factor cost.

as for WHY many booked units... this has to do with Dev freebies and rebates. Most of todays' prop purchase, you dont pay a cent until it's ready

I was there during the s&p signing. most of the buyers were without loan facilities.
most said, not at this moment. maybe much later when the billing reaches service road.

a true buyer, no way! a bank earn interest from me. shitty ROI if bank earn interest first before u get to sell or move in

well, it's align with state new rules then to make sure things are affordable.

glad they introduce selangorku, pr1ma, wip etc... at least for some unaffordable people still get to choose
hope for more programme like this and we can now speculate for how long it takes each VP to have 80% occupancy rate smile.gif

There is a reason I'm sharing the historical launch price & subsale price of different products in SA. Never had the intention to be used as apple to apple comparison literally in the first place. If u get it, good for u. If not, that's a pity....

Unless this place has massively boomed by commercial activities otherwise the price will be stagnant for quite sometime.

Yup, prices in SA has stagnated for some time adi, investors that went in recently need to hold longer. The current economy sure ain't helping too.

At the same time though, 1st phase dsl in SEH is enjoying about 20% cap appreciation. Guess that's the benefit of buying early in a proper township development.
