Hi I am currently buyer of setia eco templer. And. I will Give as honest as possible opinion.. currently I stay nearby s.e.t and it took me 40 min to reach Jalan duta at peak hours( I travel daily at 7am)

My wife works in Sungai Buloh, it took her Max 20-30 min to reach and everyday is jam free (using latar). But u need to know the toll fee she pays everymonth is rm300 . And if u stay in GG it’s 100% u need to pay the toll daily. So hope it helps. And setia just vp phase 1 .. the view is fantastic !!!!’

Rawang properties is less attractive.

More so if Gamuda is selling at premium.

It really depends, if the buyer is currently staying/working in north area (Selayang, kepong. rawang, Sungai buloh, gombak) Rawang property will be appealing for them. Setia eco templer + GG is a good choice for those who seeking for premium landed properties.

the rawang and Selayang proper where got new landed launch in recent years?

all those new launches are actually different addresses.

I commented dedicated tolled highway to township and the expensive LATAR hwy concession but kena shout down like nobody biiz saying tolled HWY is unavoidable lah this lah that lah…..

wait til you see your blood and sweat went out every month and see got pain or not, especially many of these projects are not high priced rich ppl properties.

Agree with you. I have recently purchased a unit in Gamuda Gardens. Currently staying and working in Desa Parkcity. Before I buy, i estimated the travelling time from GG to DPC and vice versa during weekend and weekdays a few times. It took me between 18 to 25 minutes depending on traffic. Not too bad, eventually I proceeded to buy Nara, one of the last few available at Gamuda Gardens. I think I paid a premium for it considering I enter so late. It might be a bit expensive for this new township, but I weighted the life I wanted and the cost of it, and I think it is weighted fairly.

Pros:
Almost next to North-South Expressway, LATAR, GUTHRIE. Travelling is a breeze.
Luckily it is not in Rawang township, but before Rawang.
Elevated Land.
Next to lots, lots, lots of Greens, I really felt calm here. Being a PJ boy and DPC resident for so many years, I need space, fresh air, a little nature for my young kid to grow up.
Dedicated road to the township, no need to passby any kampungs, low cost or whatever.

My concerns (Cons):
After being pampered with food choices in PJ and DPC for so many years, now I am going to think where to get my foooods in GG. No ready commercials here.
Low to medium cost apartments are build at the same time. That may affect the housing prices in GG.
No nearby amenities, conveniences, except to go to Rawang which I don't desire.
There is only 1 way to the township, if anyday there is an accident, jialat la I will be stucked in the traffic.

Not too bad. Having been a PJ boy for years, PJ is literally surrounded by industrials. Shah Alam with so many beautiful townships are surrounded by industrials as well.

I think I am the late comer. Signed the SPA 2 weeks ago. The project will be completed by May or June 2020

if the difference in ownership prices are huge enough compare to buying a new one nearer to cities i think still okay... but for GG.... i think its too expensive for the size, location and leasehold... dont think its worth to stay in it and have to pay the excessive toll everyday... plus the mgmt fee of this developer is not cheap for this 'premium' landed...

Gamuda cove....high end housing

I bought because it is not cheap and I knew I bought at a premium. This is also the reason I buy, I don't fancy the property to be in the range of RM500 to 600k because that is where the majority of people are. Buying at RM900k onwards, I am sure my neighbors are medium upper class and has the ability to sustain prices. Besides I would love to absorb all their 'chi'.

RM500k range, you get employee/executive neighbors.
RM900k and onwards, you get business owners, top sales personnels.

Simple as that, rich stick to rich neighborhood. Poor stays at lower end housings. Chose your surroundings wisely.
