Agree with you. I have recently purchased a unit in Gamuda Gardens. Currently staying and working in Desa Parkcity. Before I buy, i estimated the travelling time from GG to DPC and vice versa during weekend and weekdays a few times. It took me between 18 to 25 minutes depending on traffic. Not too bad, eventually I proceeded to buy Nara, one of the last few available at Gamuda Gardens. I think I paid a premium for it considering I enter so late. It might be a bit expensive for this new township, but I weighted the life I wanted and the cost of it, and I think it is weighted fairly.

Pros:
Almost next to North-South Expressway, LATAR, GUTHRIE. Travelling is a breeze.
Luckily it is not in Rawang township, but before Rawang.
Elevated Land.
Next to lots, lots, lots of Greens, I really felt calm here. Being a PJ boy and DPC resident for so many years, I need space, fresh air, a little nature for my young kid to grow up.
Dedicated road to the township, no need to passby any kampungs, low cost or whatever.

My concerns (Cons):
After being pampered with food choices in PJ and DPC for so many years, now I am going to think where to get my foooods in GG. No ready commercials here.
Low to medium cost apartments are build at the same time. That may affect the housing prices in GG.
No nearby amenities, conveniences, except to go to Rawang which I don't desire.
There is only 1 way to the township, if anyday there is an accident, jialat la I will be stucked in the traffic.

Not too bad. Having been a PJ boy for years, PJ is literally surrounded by industrials. Shah Alam with so many beautiful townships are surrounded by industrials as well.

I bought because it is not cheap and I knew I bought at a premium. This is also the reason I buy, I don't fancy the property to be in the range of RM500 to 600k because that is where the majority of people are. Buying at RM900k onwards, I am sure my neighbors are medium upper class and has the ability to sustain prices. Besides I would love to absorb all their 'chi'.

RM500k range, you get employee/executive neighbors.
RM900k and onwards, you get business owners, top sales personnels.

Simple as that, rich stick to rich neighborhood. Poor stays at lower end housings. Chose your surroundings wisely.

I see that you have close to 9,000 posts. I wonder why do you still talk about excessive tolls or management fees? By now you should understand the logic with so many posts. This is Kl and the Greater KL.

You want toll-free? Imagine where you should live

You want 0 to less mangement fees? Imagine your housing quality

you wanna say GG is premium housing...? u bought a unit at 900k above doesnt meant your whole development consist of ppl at your class? there are still the earlier phases which selling at sub 700k.... so you gonna say their chi sucks...? might as well just buy a real premium development dude... and nowadays... with joint income... normal middle class family can own a 900k and above landed too... so where the chi come from? a household income of more than 10k easily get bear the installment la bro  doh.gif  doh.gif and not to mentioned... u haven't really experience how it is really to stay in outskirt township that cost so much for years...

I feel sad for you. You have exposed your livability standard and your surroundings.

When you still talk about premium pricing, and expect to find cheap landeds, perhaps you should focus Rawang Guocoland, Rawang MahSing projects, Kundang Estate Gamuda project, or maybe Rimbayu by IJM, Puncak Alam, Bandar Saujana Putra by LBS, Bandar Tasik Puteri by Low yat, or even Scenaria City at Dengkil, or Desa Coalfields....or Sunsuria landeds in Dengkil area. Perhaps if you are lucky, you can get RM600k, if you are lucky.

Gamuda Gardens Sub-700k? Guess you just throw a figure out. It is at least 800k onwards, and cheapest units are smallest 20x75 and nearest to HTC. So, don't generalize. 9,000 post senior member I expect more substance to your words.

Location - 18 minutes to Desa Parkcity. By the way I am staying in DPC. I bought this GG easily considering 18 minutes to bliss. If you realize, going in an out of GG has 0 traffic lights, that makes it so accesible and quick connectivity to highways and reduce of traffic time.

Don't mention tolls and leasehold. It is KL and Greater KL for God's sake. Focus on making more money instead of focusing on your RM300 tolls. Only the poors focus on their debt problems, but not focus in their income.

Leasehold? Land scarcity, what do you expect in KL? Think so much for what, better think how to make more money than talking in this forum about tolls, expenses etc

I expect you to have substance for a 9,000 post senior member, guess this forum also consist of a lot of amateur standard property players. There are more seniority and classy forumers in the Tropicana Aman forum.
