lol... im staying in the outskirts too not too far from GG and a real Greater KL resident... so dont talk about housing quality or bla3... its been almost 5 years im staying in my individual title F&G housing area... not much of quality issues like u mentioned... in fact... i can't see any bombastic factors that impress me in those middle cost strata title landed development... those premium ones like setia ecopark or eco glades really well maintain and even their location well justified with the pricing and the maintenance paid... and dont talk about toll with me... i paid almost rm300 toll every mth on travel alone and for me its justifiable since my house i bought with decent size and more than decent price with more than decent neighborhood...

you wanna say GG is premium housing...? u bought a unit at 900k above doesnt meant your whole development consist of ppl at your class? there are still the earlier phases which selling at sub 700k.... so you gonna say their chi sucks...? might as well just buy a real premium development dude... and nowadays... with joint income... normal middle class family can own a 900k and above landed too... so where the chi come from? a household income of more than 10k easily get bear the installment la bro doh.gif doh.gif and not to mentioned... u haven't really experience how it is really to stay in outskirt township that cost so much for years...

for me... its about the landed pricing u bought at outskirt area... is it justifiable to bear extra toll cost or not... like if u buy a unit at rawang... 500k for 22x70 vs 700k for 22x70... the one i paid 500k for im more willing to bear the toll for it... but those bought at 700k will think i can buy a hse at 700k... toll is small issue for me... frankly speaking... anything below 1m... a middle class executive joint income family also can own 1... i dont think add on additional toll burden is easy on them... moreover if both husband and wife need constantly pay for toll...

One day toll pay RM10, if 2 cars, then is RM20 ady.. One month extra RM200-400 can pay for petrol ady... So outskirt need outskirt price looo...

yea lo... thats why... pricing for a product would be a benchmark of whether i should bear additional toll for it... provided if you really need new house... not subsales la...

When you still talk about premium pricing, and expect to find cheap landeds, perhaps you should focus Rawang Guocoland, Rawang MahSing projects, Kundang Estate Gamuda project, or maybe Rimbayu by IJM, Puncak Alam, Bandar Saujana Putra by LBS, Bandar Tasik Puteri by Low yat, or even Scenaria City at Dengkil, or Desa Coalfields....or Sunsuria landeds in Dengkil area. Perhaps if you are lucky, you can get RM600k, if you are lucky.

dont need feel sad for me... im happy with my livability standard now... and i feel sad with your supposedly 'premium' choice and better chi environment... lol... only developments like eco ardence, eco sanctuary, setia ecopark, eco glades etc are real premium township with classier buyers in my opinion... would have gone for those townships if all I wan is higher class of living with premium chi... lol...

anyhow... your definition of livability by house pricing also really impressed me... to say u currently staying in desa park city... but easily convinced by the pipe dream that gamuda given to you... anyway... good luck to you... and i shall rest my case of GG here....

Gamuda Gardens Sub-700k? Guess you just throw a figure out. It is at least 800k onwards, and cheapest units are smallest 20x75 and nearest to HTC. So, don't generalize. 9,000 post senior member I expect more substance to your words.

Location - 18 minutes to Desa Parkcity. By the way I am staying in DPC. I bought this GG easily considering 18 minutes to bliss. If you realize, going in an out of GG has 0 traffic lights, that makes it so accesible and quick connectivity to highways and reduce of traffic time.

Don't mention tolls and leasehold. It is KL and Greater KL for God's sake. Focus on making more money instead of focusing on your RM300 tolls. Only the poors focus on their debt problems, but not focus in their income.

Leasehold? Land scarcity, what do you expect in KL? Think so much for what, better think how to make more money than talking in this forum about tolls, expenses etc

By the way, I own a unit in Eco Sanctuary. Thank you for complimenting one of my property. Seriously, thank you for agreeing to it. I expect you to have substance for a 9,000 post senior member, guess this forum also consist of a lot of amateur standard property players. There are more seniority and classy forumers in the Tropicana Aman forum.

It's not a delay per say, it was promised to be delivered end of this year but actual contracted VP is end of next year 2020.

So it is still well within the contracted date if they deliver next year.
