Anyone knows when will the Gamuda Gardens be officially launched? Have they obtained the APDL? Was told by the SA supposed to be this month during my last visit to their sales gallery couple months back. However, no news as of today.

Have done some researches on that area and also the past projects done by Gamuda Land. What might hold me back is as follows:

i. Kundang/Kuang - the flash flood was quite badly happened in the surrounding kampungs last month and it seems to be an occasional nightmare to the residents there when the storm comes approaching. On top of that, Gamuda Gardens is gonna be the neighborhood with Kg Serai...

ii. Gamuda Land FB page was flooded with all the bad comments by Ambang Botanic residents. Accusing the sewerage failure remain unsolved from past 10 years till now.

Considering the potential flooded access, kampung neighborhood and developer reputation, would it be a good buy for both investment and own stay?

Appreciate all your advice and comment.

Yes indeed, but what pre-signing actually means?anyone care to explain?

Have no time to ask the sales consultant, but was informed to start applying for loan. Basically without apdl, banks will nt be the project's financier and none will be their panel until all has been sorted out. EXCEPT cimb, whom have sort of arrangement with gamudaland for this project, and thy are the only panel bank at the moment. Correct me if im wrong guys.

You absolutely got the point. Without APDL the developer can't proceed with SPA so by law the banker shouldn't approach the buyer for loan application. However I suppose in this case the "pre signing" is sort of marketing strategy, Gamuda should have noticed the poor response from the market so try the effort to tie up the potential buyers. The surprisingly quiet thread here speak for the sales result.

Btw, appreciate any solid buyer here to share what has convinced you on the purchase. Thanks

Go to Gamuda Gardens Sales Gallery today.

price was 718k for 20x75 (4 room/3 bathroom), 810k for 22x75 (4room/4bathroom).
both offer 5% disc till end of this month, according to SA
all lease hold strata title.
main advantage of this township: easy access via highways and near to rail transport like KTM Komuter & MRT.

Monthly maintenance around 250 for now.
