QUOTE(vknight @ Aug 19 2015, 12:56 AM) Base rate or BR is an alternative to BLR. You can take something similar COF. Cost of Fund. Banks are allowed to calculate their own BR. In general terms BR is the cost of fund for the bank to lend.to u. When they lend to u, the spread is the profit the bank makes from you. Simple analogy. You borrow from someone at 4% and lend out at 5%. So the BR is 4% and spread is 1%. vknight bro, thanks for the clarification. This is how i understand it as well. So can we say that if the cost is lower and profit higher then there is a lesser chance of increase in interest?

The BR - the cost can fluctuate. My worry now is Maybanks BR is low now. What if it cannot maintain low BR and it increases. The spread is high then end up.paying.higher interest.

QUOTE(neonikson1 @ Aug 24 2015, 12:29 AM) Hi guys, mind sharing the length of MRTA you have and the how much is the premium you paid? Normally get as short as possible for the MRTA tenure if you really to get lower interest. The rest just get MLTA for long term cost effectiveness.

QUOTE(neonikson1 @ Aug 24 2015, 11:34 AM) Sorry, don't get what you mean. Do you mind explaining one more time? Some banks just require you to buy maybe 10 years mrta to get lower interest rate. Some will put it that you have to buy for your whole loan tenure. So if you need to purposely get mrta to offset for a lower interest rate and the banks wouldn't budge unless you buy mrta with them. Then just buy a lower tenure mrta. So you don't have to fork out and finance your insurance under the loan. Use your money to get mlta if you can afford it because end of the day. You'll get back your money after x amount of years

Check on the Matrix Facebook, a lot of owner complaint on the quality issue (mainly leaking), slow response in job rectification and same leaking issue recurrence after repair.
For the new purchaser, any guarantee from Matrix developer on the coming phase? Do you all confident with the project?

Much cheaper in price. Another factor is the location of the units. Just make sure you like the location. This post has been edited by neonikson1: Aug 25 2015, 07:27 PM

Finger cross they have improved on their workmanship!
