The earlier phase issue was due to some design issue. All new unit will have single roofing actually to avoid this issue.. But the good thing even after 2 years Matrix still take responsible and fix the house not like S3R@ P@Jxx

True we can report housing tribunal.

I met the Assistant Sales Manager of Matrix named Andy, he said this problem is made known to them and they are currently fixing it. He is currently staying in BSS as well, and he is sort of the Ketua Kampong there. So any problem we can look for him.

He also gave me assurance that the leakage problem is being rectified so for the new development like Dextora and Elvina we shouldn't have this problem.

The houses comes with 2 years warranty, during which they will service it if there is any problem. But even after the 2 year period the developer is still willing to come to fix the problem because they are still around and they will continue to develop the township until 2022.

Update on Elvina phase 3, it was launched on July 29. This is the sales performance after 2 weeks time. Ok lah, I would say not bad. smile.gif

if defective house such as leaking is very serious problem.. and its never ending story.. so better dont joke with this... rather stand aside and look closer

I didn't ask much about the price for endlot. But I suggest you to consider the last row, starting from PT9313, they are 22x90! Extra 10ft of land at the back! Only Rm30k more! icon_idea.gif icon_idea.gif icon_idea.gif

Looks like they added the inter endlot.. The initial sales chart u posted for elvina phase 3 there is a road in the middle. Now no more and made into end lot icon_rolleyes.gif icon_rolleyes.gif

Oh ya.. they told me they have changed the plan but i didn't realise what's the change was about, that's why phase 3 is just a piece of paper pasting on top of the master plan! smile.gif

Correct me if i am wrong. I think Package B. Profit of 1.2 is better than 0.55. There is more stability with higher profit.

Maybank charging higher spread because their base rate is lower. Worried if they increase their base that int. Will go up

The way the banker explained to me was:

BR (Expenses) + Profit.

Base rate or BR is an alternative to BLR. You can take something similar COF. Cost of Fund.

Banks are allowed to calculate their own BR. In general terms BR is the cost of fund for the bank to lend.to u. When they lend to u, the spread is the profit the bank makes from you.

Simple analogy. You borrow from someone at 4% and lend out at 5%. So the BR is 4% and spread is 1%.
