Hi All,

I recently found this NEW DEVELOPMENT at Cheras, Bandar Tun Razak. It is Condo with 20++ Facilities, & Guard hse, 3 room 2 bath, 1000++ sqft selling START at RM388 psf only. And it is NO under Government, no condition buy & Sell [COLOR=red] shocking.gif

I had go the actual location viewing, it is very good strategies location lor. I intend buy for investment, cause i know that area it is very good rent area, and if it the offer price is REAl, then it is far below market price at that area le. rclxms.gif

My personal analysts :

* 1000++ sqft Condo with facilities, 3 Room 2 Bath, Not studio or soho or sovo or whatever so... This type of properties it is very demanding in the market lor in term sub sales or for rent.

* if the offer price it is real, and can get, then imagine, it is completed 4 year, that time inflation add up where can able to get this kind of price, even now i search around for long time only found this lor. That time want sell or rent also it is very competitive price, very easy to sell & rent with this low price i get. Well i wont sell, i will rent it out first. (provider can get this offer price lor ... LOL thumbup.gif )


however now there is not much info disclose, cause it is ( close door selling strategies by Dev ), i had been told by sales person, need place chq to enter private preview section, then can hv all info & most important can get this OFFER PRICE during the section. If after viewing, suitable, can choose unit on the spot. if not suitable can cancel & get fully refund. By the way the chq it is allow postdated, so to me it is no risk at all, i dont like or price not suitable after the preview section, I can Stop chq at anytime lor.

So i had place chq le, place 3 chq for 3 unit brows.gif ( not all mine de, my family also tongue.gif )

We should create a tread to list out all this kind of bad developer , and another tread for bad agency company with their staff pic and phone number so that clear off sh't from property market.

No offense, I think other way...
For own stay, maybe not, long corridor with too many unit per floor...
But for investment, 395k, with full loan 90%, paying less than 2k installment, and rent it out, still not very bad....

Haha, but every married guy has a CFO or CEO at home, not easy to get approval...

I also curious with those buyers how they think of rental yields? Are they serious done their research on the rental market in their investment area. Or simply trust those SA bluff what future rental can go to bla bla bla.

subsale after vp ed so easy, go ask around owners here, how long their properties put for sell and still can't get any buyers.

99%of new projects now only for own stay not for short term investment, depends on your holding power

Rental can only going up with income increase, else locals will choose to stay in apartments with rental less than 1k. Condo is not affordable by locals middle income.

yes, all buyers and investors should do own homework research. I have a buyer who drive to the site to see the surrounding. at the end only she place pre booking cheque to me

How many acre that has been allocated to the affordable house on that same piece of land? What is the total land size for 600+ units?

This project is so cheap. Lido nearby already asking more than 600K+. This project is only less than 400K. Too bad my CFO is already run out of investment fund or else sapu 2 units.

This area rental not proven. Mid low end demographic. Dont expect to get similar rental like those facing jln cheras.

You guys may compare surrounding condo price like newly built Suasana and old apartment like Lumayan too. Then, you will roughly know if it is good for value or not.

1 block 600+ units and 40 storeys ah ..... wuah, apa macam tunggu lift? 6 biji lift also have to wait long long la.
Rental market can ah this place? I've seen so many units still empty in Cheras area cannot rent out. If for investment, have to wait many months for potential tenant oh.

Any idea walking distance to train station ka?

Our agency collected the most cheques for this project. We have just confirmed with developer that there is NO such news that group purchase of 10 units can get the priority to choose unit on 23/5. If there is such news, we will update everyone asap.

as i know this project is exclusive by two company, one is CASA REALTY (my current real estate agency @ bandar sri permaisuri) another one is GS REALTY, both agency agent also know this offer..

Bulk purchase (minimum 10 units) definitely get priority to choose the unit first before others (buy less than 10 units) at 23 of may 2015.

Taman Midah is nice place to stay esp for Chinese community. My grandma and relatives stay there. Used to hang out in that area much during my childhood. Now got MRT station soon also.

Guys, the affordable houses will be sharing 50% :50% of the land size (4 acres in total) Correct? So it's a cross subsidising project.

They will demolish the flat beside and could be possible to come out another 2000-3000k units with that big plot I believe in the future. Or maybe another pavilion?

I didn't claim that I collected many cheques. I am saying our agency as whole. There are about 150 agents doing this also.

Using the above scenario, within a year of downpayment and prior to signing SnP, what will developer do with the money if and if construction does not begin? What investment will they do?

The purchasers money are kept under the HDA account. The developer won't be able to use the money easily as the usage is controlled under the regulation. Interest earned will be kept in the account too.

- Land title now 99 or need to renew/ who will renew

Also, typically many will be rejected for loan. So those rushing in to place cheque are mostly haven't check their entitlement on loan with banker.

Market is soft lately. That's the reason they need these runners to run around to collect cheque and contribute their sliver. that is how pre bookings are for most project la .. if you encounter during official launching, they always say many units reserved right ? That is where this comes in.. u get units reserved firsthand. Thats why need to do homework and take the risk in exchange for a lower pre launching price..

I think the developer is confident it will be selling like hot cake. That's the reason they collect the 20k cheque for the preview.

Casa green is even asking for 10% booking fee for the preview and all sapu by buyer in few days time!

Yesterday just went to site, just less than 200m is a high voltage tower. try imagine if u stay there everyday expose to the radiation. the chances to get cancer is 4 times to normal ppls. sad.gif

All directions have pros and cons. (This makes a little even)

Red/Pink lines - Cemeteries view
Green lines - Twin tower or Golf Club view

It is still very depending on the actual building geometric.
Need to spare some angle for view tolerance.


Also, as usual, high floors are safer bet to avoid view blockage by future projects (no promise).
Some nearby examples to watch out
1) the land between DBKL Training Institute (DBKLTI) and International Youth Center(IYC) is meant for highrise?
2) the football stadium revamped for highrise?

It is recommended to get to the top floor of DBKLTI or IYC and have a view on KL.

1 old apartment with superb location n accessibly.

Based on the info in thus thread I have the impression that number of interested buyers who put the cheques have exceeded the number of units available for sale. So how do they decide who to be invited for the unit selection? Of those invited, how to decide who to choose first?

Sounds like many keen to view, (give cheque) may be because of not sufficient information, and yet the asking price sounds cheap compare to other new launch.

we are attracted by the price tag too, but consider developer no record + asking cheaper + marketing plan not transparent , scare got some catch...

Can't compare like that, The Holmes have more than 50 agents selling for them, ads is seen everywhere whereas for Casa Green, Amber didn't engage any marketing agents, didn't do any advertising and they also sold more than 90% in a month. what i know so far on this name transfer:
1. on the booking day itself, 23/05, developer staff said can transfer
2. told by agent last week that name transfer not allowed
3. heard from friend whose sister is working in the developer company, transfer allowed

just ask the interested party go with you during cancellation, you cancel, immediately your buyer say he wants it. then outside settle. unless developer put everyone who is interested on a waiting list first come first serve basis.

KUALA LUMPUR (June 2): Aset Kayamas Sdn Bhd’s 620-unit condominium named The Holmes has been fully booked through a private preview on May 23.

The developer told The Edge Property via a phone interview today that the project’s plan is still pending approval. It targets to convert the bookings into sale over the next few months.

A source told The Edge Property that the project was fully booked within five hours on May 23 via a private invitation. It added that buyers began camping as early as 8pm on May 22 to be ahead of the queue to book a unit on the following day.

When asked about loan approvals and the drop-off rate, the developer declined to comment.

KGV-Lambert Smith Hampton (M) Sdn Bhd director Anthony Chua told The Edge Property that the project’s selling price is much lower than its neighbouring developments. He expects capital and rental appreciation due to its location and demand from professionals who work and travel from the city centre.

He added that Taman Tasik Permaisuri being at the development’s doorstep is a plus point for the buyers.

The Holmes is a 41-storey leasehold condominium spread across 2.22 acres in Bandar Tun Razak, Cheras. The standard unit built-up is 1,018 sq ft and is selling at an average of RM400 psf, with an addition of RM1,000 for every floor up.

The standard unit has 3-bedroom and 2-bathroom layouts, and comes with two parking lots.

There are six other units on the ground level with garden space, but the developer did not comment on how much those are priced at. The estimated maintenance fee is 27 sen psf. The developer is still finalising the gross development value of the project.

The project’s facilities are located on the eighth floor, which include a swimming pool, wading pool, multipurpose hall, playground, barbeque area and Jacuzzi within a gated and guarded community.

It is located about 10km from the city centre and accessible via various highways including the East-West Link Expressway, Maju Expressway and Jalan Loke Yew.

The Holmes will be built in a single phase and set to be completed within four years after the signing of the sales and purchase agreement. Tesco Extra Cheras hypermarket, the Bandar Tun Razak light rapid transit station and education hubs are within 3km from the development.[cool.gif
