Aset Kayamas’ The Holmes condominium sees overwhelming response By Lim Kian Wei KUALA LUMPUR (June 2): Aset Kayamas Sdn Bhd’s 620-unit condominium named The Holmes has been fully booked through a private preview on May 23. The developer told The Edge Property via a phone interview today that the project’s plan is still pending approval. It targets to convert the bookings into sale over the next few months. A source told The Edge Property that the project was fully booked within five hours on May 23 via a private invitation. It added that buyers began camping as early as 8pm on May 22 to be ahead of the queue to book a unit on the following day. When asked about loan approvals and the drop-off rate, the developer declined to comment. KGV-Lambert Smith Hampton (M) Sdn Bhd director Anthony Chua told The Edge Property that the project’s selling price is much lower than its neighbouring developments. He expects capital and rental appreciation due to its location and demand from professionals who work and travel from the city centre. He added that Taman Tasik Permaisuri being at the development’s doorstep is a plus point for the buyers. The Holmes is a 41-storey leasehold condominium spread across 2.22 acres in Bandar Tun Razak, Cheras. The standard unit built-up is 1,018 sq ft and is selling at an average of RM400 psf, with an addition of RM1,000 for every floor up. The standard unit has 3-bedroom and 2-bathroom layouts, and comes with two parking lots. There are six other units on the ground level with garden space, but the developer did not comment on how much those are priced at. The estimated maintenance fee is 27 sen psf. The developer is still finalising the gross development value of the project. The project’s facilities are located on the eighth floor, which include a swimming pool, wading pool, multipurpose hall, playground, barbeque area and Jacuzzi within a gated and guarded community. It is located about 10km from the city centre and accessible via various highways including the East-West Link Expressway, Maju Expressway and Jalan Loke Yew. The Holmes will be built in a single phase and set to be completed within four years after the signing of the sales and purchase agreement. Tesco Extra Cheras hypermarket, the Bandar Tun Razak light rapid transit station and education hubs are within 3km from the development.[ |

i copypaste sms from agent.. .."developer ready to change the Stakeholder Form to sale Form, so you may visit Developer Office to proces it from 22 & 23 August. after change to sale Form, banker will contact you to collect a copy for apply the Loan ..and next step will be signing the SPA. met a friend of mine the other day, she already let go of her unit, coz her hubby believed they cant afford it next year due to uncertainty of the economy..BUT she told me she already let it go to other ppl...dont know how she did it..dont bother to ask..btw she already got a few other properties.
