The purchasers money are kept under the HDA account. The developer won't be able to use the money easily as the usage is controlled under the regulation. Interest earned will be kept in the account too.

Based on the info in thus thread I have the impression that number of interested buyers who put the cheques have exceeded the number of units available for sale. So how do they decide who to be invited for the unit selection? Of those invited, how to decide who to choose first?
