I think grade A project doesn't need any gd layout as potential buyers ll onli blindly pay due to price point is the main criteria to grade tis project. Its grade A but not AA mainly due to no sewerage pond next to it.

Can't recall nor focus on other unit layout. Only eligible to focus on studio back then.
As for why a "big" balcony is designed, a SA at the gallery, back then told me something like this(not exact wording) that "the developer would like to have all studio units look nice by having a decent balcony. Not sure he was joking or for real...
I replied to the SA, investors may not agree of having relatively "larger ratio of " balcony-over-room-space.

High weightage of grading depends on your entry price... Any property can be grade A if your entry price is correct..

i think his method is base on the entry price. not every layout are same grade. Also, on the flexibility of the layout for higher rental or creative rental play too..
